PRICE: We know you love your home. We understand the sentimental value. And we also know how much it was worth 7 years ago. None of that matters when it comes to selling your home however.

The market determines what your home is worth! By researching the most recent sales in your neighborhood and taking size, upgrades and special features into consideration, we arrive at a price-range in which your list price should fall. Going above and beyond that price-range will only lead to your home sitting on the market, not to getting it SOLD.

ACCESS: If your home can't be shown, it can't be sold. It is that simple. Tenants, pets and showing restrictions could all lead to missing out on the buyer. You want to make it as easy as possible for buyer's agents to schedule showings and for all interested parties to actually get into the home.

It sounds like a no-brainer but if your agent doesn't respond to showing inquiries, if your dog is protecting your home and barking loudly at every visitor or if your tenants turn buyers away at the door, you won't sell your home.

CONDITION: Buyers love a clean and organized space! Unfortunately, many of the homes I show are anything but. Clean and organized does not mean sterile, many sellers do still live in the home they are trying to sell.

However, a thorough cleaning before putting the home on the market is a must (by the way, one of the areas many sellers forget are the vents) and so is decluttering. All counter tops should be cleared, toys and "stuff" organized into baskets, chests, drawers etc. Ask yourself which items you truly need during the listing period and which ones you can do without for awhile (or forever! in that case, gift, donate, recycle or sell it)

Hi Joyce, a good agent (another key to getting a home sold) will walk the seller through the pre-listing stage.

Hi Pamela, one of these - or all of them - are usually why a home will just sit on the market. A little preration and a realistic picture of the market can make all the difference.

Good point about cleaning vents, somehting that is easily overlooked. If people aren't willing to let interested buyers view their home, it is not going to get sold.

I've noticed that it is often overlooked Gina. And sometimes buyers wonder what other maintenance items have not been cared for .. cleaning the vent covers is one of those small details that are oh-so-important.
