Pasadena CA - Granada Court Condos For Sale and Market Update 02.04.14
This is a summary of Granada Court condos for sale and a recap of sales for 2013 with a comparison to 2012. All statistical information is from our local multiple listing service(mls) as of February 4, 2014.
Granada Court is located at 700 East Union Street at the southwest corner of Oak Knoll Avenue in the Pasadena Playhouse District. The 31 unit complex was built in 2006. Designed in the Spanish Revival architectural style the complex is reminiscent of architect Wallace Neff whose estates and fine homes can be found in Pasadena and throughout Southern California.
The units at Granada Court range in size from one bedroom/one bath with approximately 929 square feet to three bedrooms/four baths and approximately 2352 square feet.
The dramatic one and multi-story floor plans feature hardwood floors, distinctive fireplaces, outdoor areas, high ceilings, French door, luxurious finishes, quality appointments and much more. No two floor plans are exactly alike.
The common areas and exterior may remind you of Old California with intimate courtyard areas, extensive use of tile and wrought iron, water features and beautiful landscaping. An interesting feature is a community library with fireplace, books and artwork. Parking is in a subterranean garage with individual storage units.
There is currently just one Granada Court condo for sale. It is a beautiful, gently lived-in two story three bedroom, den, three-and-one-half bath townhouse style unit with
approximately 1870 square feet currently offered for $1,125,000. Another unit with two bedrooms, two-and-one-half baths went into escrow recently - its list price was $775,000. In 2013, there were two sales in the complex: a two bedroom, two bath condo with approximately 1296 square feet closed for its list price of $715,000 and a two bedroom, two bath unit with approximately 1487 square feet closed for $995,000(its last list price).
In 2012, there were also two sales according to mls statistics. One was a one bedroom/one bath unit which closed for $416,501 and a one bedroom/one-and-one-half bath unit sold for $515,000.
The neighborhood is just north of Colorado Boulevard and close to Vroman’s Books, Laemmle Playhouse 7 Theatres, Pasadena Playhouse. It is also not far from South Lake Avenue, Paseo Colorado, Civic Center and Old Pasadena so shopping, dining, entertainment, culture and education opportunities are quite abundant. Transportation is convenient whether it be by freeway or light rail.
