The 10 Main Benefits of Buying a New Home versus a Resale

Austin Texas - Today's house hunter has no shortage of resale, foreclosure, and bank short sale homes to pick from when looking to purchase. But despite all those great discounted deals in the previously-owned home market, consumers shouldn't overlook the potential benefits of buying a new home. New homes usually sell much higher per square foot than resale homes, however there are strong reasons behind that negative price difference the buyer faces. To help consumers better understand the advantages of buying a new home, I have compiled a list of the TEN biggest benefits to choose a new home over a resale or distress sale.

Energy Efficiency - New Homes today are built with energy efficiency in mind. Building materials and green appliances are far more advanced than those used even 10 years ago. In addition to saving on energy costs, the newer advanced materials may also lead to lower long-term maintenance costs on your new home.

Fewer Repairs - The features of newly constructed homes should hold up better and be in better current condition than those of existing resale homes, which may have experienced years of wear and tear.

Safety - Newly constructed homes often include fire and other safety features that may not be present in properties built a few years ago.

Modern Floor Plans - Designed for the modern family. The floor plans used in today’s New Homes are designed with the modern family in mind. Builders utilize split bedroom designs, private bathrooms, pre-wiring for all of your Entertainment and Security needs, Media Rooms, Game Rooms, and Gourmet Kitchens. Floor plan functionality can be superior in a New Home.

Pick Your Lot - Large, Small, Views, or Private...It's your pick! One of the benefits of Buying a New Home is getting to pick the lot that fits your lifestyle. Whether you are downsizing, want a big yard for the kids, or just looking for some privacy or views. Buying a New Home gives you the chance to build the home you want on the lot you want.

Add Your Personal Touch - Floors, walls, counters, cabinets, upgrades. Adding your own personal touch in the design and build process of your new home is a very rewarding feeling. Remember, this is one of the most expensive investments you will make in your lifetime. Get the floors, the walls, the ceilings, plumbing, lighting and the upgrades that you want for you and your family.

Builder Incentives - Builders are different than resale Sellers. Builders are in the business of selling homes, making profits, generating cash flow, and reporting to share holders. As a result, they HAVE to sell homes. So at times, they will offer great deals and incentives that may put you in a positive equity position from day one. New home buyers may also be able to take advantage of special mortgage financing perks made available only through their builder.

Resort-Like Amenities - Builders know that an important factor in selling New Homes is to build them in well-planned, desirable neighborhoods. The New Home communities today feature amenities like recreation centers, greenbelts, playgrounds, pools, parks, jogging trails and on site elementary schools.

Builder Warranties - In most cases your new home will come with a very comprehensive warranty. Your warranty will include basic things like appliances, HVAC system, electrical, and plumbing. However, most importantly it will include the entire Structure, Roof, Mechanical Systems, and Foundation of the home.

Locking in at Today's Prices - Its about Supply and Demand. In today's high demand market, home prices are on the rise as the supply of land and new homes shrinks. This is particularly true in Austin Texas metro. Buying a new home now and locking in at today's prices may put you in a positive equity position on one of the biggest investments you will ever make.

Good blog George - you are very lucky to have the option.  In our area there is very little new construction left so buyers have to look at older and renovate.  Thanks for the article!

It definitely does have its benefits to a select group of buyers, however in my experience, in most cases, the increased cost overshadows the benifits.
