The average “days on the market” for reported sales was 235 day vs. 160 in 2012; an increase of 72 days.  However remember this number can be skewed as some of these properties came off the market and then were re-listed later at lower prices so the days on the market would be reset.

Average Sales Prices on Ossipee Lake over the past eight (8) years are as follows:

2006    $498,000.

2007    $472,000.

2008    $442,000.

2009    $428,000.

2010    $377,000.

2011    $431,000.

2012    $414,000.

2013    $369,000.

The Ossipee Lake region has experienced a -10.86% drop in median property sales value within the past twelve (12) months…and a -25.90% over the past eight (8) years.  Out of the twenty-four (24) reported sales, those shown in bold print (22 units) Costantino Real Estate had the fortune to have been involved in as either listing agent, selling agent or both.
