Is there such thing as the PERFECT HOME in a Buyers eyes?

Should a Buyer hold off Buying until the find the "PERFECT HOME? The answer to what is a Perfect Home" may be different to each person that answers it. The needs and wants of one buyer may not be the same as another. What is perfect for one person may not be for another. Here in the MANCHESTER NH area, A Home buyer had refused top put in an offer on ANY home they have been seen as they HOLD OUT for a PERFECT Home. Here in our area there is a Shortage of homes currently listed For Sale. No home may have everything this buyer wants and they need to decide if one has most things they wish for and and can change, add or remodel to make it perfect after they purchase..... The reality for most buyers is there is a steady supply of new listings coming on the market to encourage Buyers that their Dream homes are out there. Many buyers are looking to take advantage of the "Ultra Low" Interest rates before the rumors of increased rates start coming true.

 

To avoid becoming discouraged, buyers should approach the Buying process correctly from the start.  

 

PLEASE Look at the story of a recent Buyer who showed up at 2 of my listings to see them. They said they had a Buyer Agent but no one ever accompanied them on their showings. They asked if they could sit with me and ask some questions. They had a two page list of what the wanted in a home. They let me read their list which was for the greatest home in history as they searched for a 4 bedroom home, 2 car heated garage, full finished basement, fireplace, central air, less than 20 years old, can not need any work, has a heated pool and outdoor fireplace among many other items all for under $200,000.

 

The problem was their wish list may be confused with what they NEED. I encourage buyers to list what their MUST haves are, what they HATE and then amenities hey would like to see but not a deal killer. These Buyers have not but guided properly. They were sent to see homes on their own. They are discouraged, sad and stressed.This is a lesson I am sharing because it could be avoided by simply following some easy tips.

 

The BEST way to be prepared is by hiring a "GOOD" Agent. One that will guide you through each step of the Buying or Selling process. To the consumers who were successful, they found the secret which I would like to share with you.

 

 

THE TOP TIPS TO FIND A "GREAT" REAL ESTATE AGENT

 

 1. LEARN THIS ONE FACT: One should know that All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest Agent or Company. It is important to Hire the BEST Agent. In NH that could be me.   

2. CHOOSE THE RIGHT AGENT: As a Buyer OR Seller in this market you need every advantage you can to get your home sold. It starts with choosing the right agent. a. Ask for a Full time agent whose sole job is to sell homes. b. Ask for a Full service agent who will guide you through each step of the selling process. Discount brokers often equal discount services. c. Ask for a Local agent who knows your neighborhood and is readily available when you need them is a must. Out of town agents can leave you high and dry in your time of need. d. Ask for a well experienced Listing Agent can give you the advantages you need when selling your home. Not all agents are created equal. Choose only the best.  

 3. HOME BUYERS SHOULD START BY:  Getting a FREE PRE-QUALIFICATION with a local and trusted lender. They will look at your credit and financial picture and let you know what type of mortgage you may qualify for and what your interest rate and monthly payment may be.   

4. HOME SELLERS SHOULD START BYGetting a FREE MARKET ANALYSIS. Learn what your property is worth in today's market along with how ling it may take to sell. This is very good advice for home buyers. Families that really have a handle on their needs are more likely to have a successful transaction within a reasonable time frame.

Those of us with unrealistic expectations are in for some disappointments.

A Want list and a Wish list are two different items, and we do try and get as close to "Perfect" as possible, but sometimes that house at that price...does not exist!

I am telling you Scott, everything is give and take. I have told "torn" people that buying a home is like a long term relationship, never prefect by when good out does bad or maybe things you can live with then go for it.

Is there really a perfect home? No is the answer...and that is my opinion. I don't have a long list of demands, but I often look at homes to see if any are perfect for me. I see more homes than most people. I've still yet to find that perfect home.
