Bethany recently closed on the purchase of her first home. What a happy day that was! She had been living at her grandparent's home so she could save money for her down payment. It was about a year earlier that she cautiously and methodically began the process. She met with a mortgage lender to find out what she was qualified to purchase. She began reviewing properties online and asking a lot of questions.
As with most first time home buyers, she was a little bit nervous about taking the plunge, and truly concerned that she might make a mistake. I gave her a copy of Your First Home: The Proven Path to Home Ownership. This is a great little resource for young, new homebuyers. I love this passage:

In the end, Bethany ended up with a cheerful Coeur d'Alene home that she just loves. She was able to secure one of the lowest mortgage interest rates in history, and thus afford so much more house than if indecision had her delay buying until rates went up. While waiting for escrow to close she lined up roommates from among her friends to fill the spare bedrooms. The rents she will collect will just about cover her mortgage, property tax and insurance payments! Her lender's appraiser determined the home value to be $9,000 higher than the price we negotiated for her! Bethany scored BIG TIME, all the way around!
