Princeville Kauai condo (and house) update for the week of Feb 2nd to Feb 8th

Aloha,

Kauai is normally a warm and sunny place to live but lately, it seems someone forgot to tell the person who controls the weather. This is the third or fourth day of grey skies, misty rain and general blah overcast. Actually, it was a downpour Wednesday as all the agents ran from car to house and back for the Kalihiwai broker’s caravan. Not the best weather for viewing beautiful homes on acreage.

It’s been pretty cold (60′s) and rainy a good part of the week – even the horses who live in pasture have been shivering. I pulled out my jeans and mainland winter sweater for this week as your blood gets pretty thin living here. Still and all, it’s not the East Coast – I guess I’ll just put on my raincoat and go with it after all is said and done, it’s still paradise. Here is your update:

New Listings:

Sealodge B1 is now on the market priced at $340K after selling for $110K in 5/00. It was listed befor from 4/08 to 2/09 for $499K. Puamana 21B returns to the market listed at $539,900. This unit sold as a leasehold in 4/99 for $70K and converted to fee simple in 7/00 for $35,700. It has been listed off and on since 2002.

Back on the Market:

Short sale Plantation 111 fell out of escrow and is back on the market with a new higher price of $375K, up from $365K. It was purchased for $620K in 5/06.

Contingent:

Ali’i Kai 2104 took only 12 days to find a buyer while listed for $485K. This condo was purchased for $320K in 2/02. Ocean view end unit Cliffs 8201 went into escrow with the list price of $695K. This was the highest selling unit I’m aware of in this complex, selling for $1.075M in 4/06. Another ocean view unit, Pali Ke Kua 215 also found a buyer while listed for $989K. This unit sold for $625K in 7/01. Finally, someone is making some $$.

Sales:

The developer’s Ka’iulani 53 finally sold after over 500 market days for $1.095M while priced at $1.249M. Sandpiper 112 sold for $250K while listed for $279K. The prior purchase price was for $335K in 6/04. Also selling was Cliffs 2305, a short sale which sold previously in 6/06 for an $680K. Hard to remember (or imagine) when buyers were paying that kind of $$$. It is indeed unfortunate that so many sellers are having to sell for so much less. It closed for $283,500 with a list price of $339K

Withdrawn:

Kamahana 8 is an orginal owner unit purchased in 1/80 for $91K. It was withdrawn this week after 147 market days priced at $399K.

Temporarily Withdrawn:

Villas of Kamali’i 22, priced at $899K was temporarily withdrawn after 202 market days while priced at $899K.

Price Changes:

Of the four price changes this week, three were increases. Ka’iulani 29 was purchased from the developer in 7/07 for $1,825,850. It reduced from $1.749M to $1.549M. Puamana 2D went up in price from $359K to $365K. The last sale was for $110K in 7/84 as a leasehold unit converting to fee simple in 7/01 for $35,700. As noted above, Plantation 111 went from $365K to $375K. Hale Honu 10A moved from $363K to $378K. Purchased as a bank REO in 8/12 this unit sold for $242K.

Now here’s your Princeville single family home update which shows one home that went into escrow this week. The most activity was in price changes which showed reductions across all price points – from $700K to $8M:

New Listings:

4070 Kaahumana is on the market listed for $1.150M after selling for $1.1M in 2/08. 4971 Hanalei Plantation Road is back on the market priced at $6.975M after being withdrawn while at the same list price on 12/13, having been listed from 4/13. This Hanalei Bay, Taro Field, Mountain and everything else view home was purchased for $5.5M in 2/11.

Contingent Sales:

3583 Keoniana Place found a buyer after 151 market days while priced at $1.1M. The seller purchased this home for $650K in 9/05.

Withdrawn:

4078 Liholiho was taken off the market after 574 days priced at $1.250M. This land for this home was purchased for $85,000 in 5/97. The home was built in 03. It was previously listed from 5/06 to 10/07 starting at $1.995M and dropping to $1,795M, again from 1/08 to 11/08 for $1.795M, briefly from 12/08 to 1/09 for $1.795M and finally from 5/11 to 7/12 for $1.250M.

Price Changes:

3785 Milimakanai Place made a slight reduction going from $738K to $729K. This home last sold for $800K in 4/08. 3781 Punahele sold for $1.555M in 7/03 and reduced from $1.450M to $1.375M. When it first came on the market 351 days ago it was priced at $2.175M.

4727 Hanalei Plantation Road has two homes with – once again – views of pretty much everything. In my opinion, the view from this road and the homes that sit up on the bluff are the best on the Island. This property reduced from $9.9M to $8.9M. It originally sold as 1.52 acres for $1,755,500 for the land only in 9/03. It was then subdivided into two parcels of approximately 31,666 sqft each. The remaining land was used as common area for roads etc. The same buyer then purchased both lots, first lot 1 for $900K in 12/08 and then lot 2 for $2.1M also in 12/08. The lots were recombined and two luxury homes built, which is what is being offered now. Magnificent views I must say!
