Henderson County Market Report January 2014

This year started out great, with one of the highest number of January home sales since 2006. January 2014 saw 117 closings. Last year we saw 96, and in 2006 there were 129, a high from 2004 on. For anyone considering selling a home in the winter, this is proof it is a great time. With inventory extremely low right now, your home can be very competitive.

The average number of days a home was on the market for January was 187. That was a little higher than the last few months, but may be from a low inventory, and buyers needing to take what they can find, rather than what they like.

The median selling price for Henderson County in January 2014 was $177,500. Looking at past January’s median selling price, this was a nice rise of $9,500. December of 2013 was an unusually high month, at $195,900.

The List to Sell Ratio for January 2014 was 95%. This was up 1% from the previous month, meaning than sellers kept an extra 1% of the sale in their pocket at closing.
