Sedona Home Sales ended up year over year. The number of homes SOLD were up with a total of 553 homes SOLD. The average home SOLD was just over $357,000. The average home was on the market for 149 days. 

It is projected that homes will continue to appreciate in value over the next year at around 6-8%. Not as robust as 2013 but better than historic norms. Short sales and foreclosures declined substantially in 2013 however a slight uptick is expected in the Verde Valley for 2014. With home values appreciating throughout the Verde Valley it is becoming increasingly more difficult to find homes to rent. The rental market, especially for Cottonwood remains tight with fewer homes to rent than last year.

With baby boomers retiring and looking for warmer weather, N. Arizona should continue to see a recovery in housing.
