TERM DEFINITION

Perhaps before even providing the statistics, a note about the word 'villa' should be mentioned. Around here, we don't generally use the term 'condo', and use the term townhome to delinate only the style and not the type of ownership.

The other note that bears explaining is the term 'regime'. This refers to the monthly management fees that are billed by a company that actually manages each villa complex - and in some cases, there are two 'regimes' within one particular villa community. The fees sometimes include insurance (wind & hail and flood) and sometimes there is an additional assessment that covers either the entire insurance cost or an assessment that is added in case there is an increase in the cost and there is a shortfall.

THE MARKET NUMBERS

At the moment on Hilton Head Island, including within the various gated communities as well as North and South Forest Beach, Folly Field, Marshland Road, Mariners Cove, and just Hilton Head Island-Off Plantation in general, there are 610 that are active at the moment.

The lowest priced villa is actually a hotel condo-room at Park Lane Suites for $24,900. The highest priced villa is an amazing villa at Somerset in Palmetto Dunes, direct oceanfront on the 4th floor for $2,095,000.

WHERE ARE THE VILLAS

Harbourtown LighthouseThere are 129 villas in Sea Pines alone ranging in price from $175,000 to $1,795,000. The lowest price villa is actually a very cute property called Night Heron. With easy walking distance to the beach, actually I stayed in one of these my very first time on Hilton Head. Their monthly fees are only $124/month - of course this happens to be a one bedroom and the regime fees will increase with the number of bedrooms. The highest price villa is located at South Beach Club. This 3 bedroom 3 bath villa is perched high above Calibogue Sound with panoramic views over to Daufuskie Island and, if you squinch your eyes, over to Tybee and their lighthouse.

The next area is known as Forest Beach; a fun place with great shopping and really aForest Beach and Coligny Circle sense of Old Hilton Head. There are 116 villas ranging in price from a Cordillo Courts at $36,900 to a wonderful 4 bedroom 4 bath villa at Ocean One listed at $950,000 right in the heart of the Coligny/Forest Beach area, gated with lovely amenities.

 

You can head back up the island a bit to Shipyard, home to lots of timeshares and the famous Hilton Head Health Institute as well as nice golf courses and the Sonesta Hotel. Sonesta Resort PoolThe lowest price villa there is a Harbour Master, 2 bedroom 2-1/2 bath listed for $154,900. The 57th listing here is a 4 bedroom 4 bath villa listed at $565,000.

 

 

The next 130 villas on the market and located in Palmetto DunesYacht Club in Shelter Cove Resort/Shelter Cove. Located mid-island, Palmetto Dunes is split by Highway 278/William Hilton Parkway. The lowest priced villa at the moment is located in St. Andrews Common, just as you enter the resort. It is a 1 bedroom 1 bath priced at $154,900. At the other extreme is the aforementioned 3 bedroom 3-1/2 bath Somerset villa. There are monthly market reports available.

Another popular area with plenty of villa selection is Folly Field; there are currently 83 villas on the market ranging in price from $75,000 for a 1 bedroom 1 bath Hilton Head Beach & Tennis Ocean Villa to an Island Club Villa with direct ocean views, 3 bedroom 3 bath for $950,000.

There is only one true villa listed in Indigo Run - at Berwick Green and 3 listed in Windmill Harbour.

The remaining villas are categorized as Hilton Head-Off Plantation and are wide ranging in price, size, regime fees, etc. The lowest priced villa is located at The Oaks off William Hilton Parkway listed at $36,000 and the highest of these in non-gated areas is a 2 bedroom 2 bath Palmetto Bay Dockmaster listed at $299,995.

There are lots of choices on the island in all shapes and sizes.

This is good information for prospective purchasers. My friend Jan Tomlinson has tried to get us to move to Hilton Head.
