Your thinking of selling you home soon. So you've been doing your research. You even know several people in the local area who are REALTORS that you've spoken to about selling in the future.  You search Trulia and Zillow and Realtor.com and you even listen to weekend radio shows and what HGTV for tips on how to get your house ready.you read the local real estate section of the local paper and watch HGTV. You follow local real estate all the time.

For the most part you consider yourself an educated consumer.

But one day you read something that rings true for you. Someone is offering a guaranteed buy on your home, so that you can move forward without fear of owning two homes. You like what you hear.

So you contact that person to inquire about your situation and possibly selling.

You are hopeful the meeting with go well. You looking forward to the appointment and meeting the dynamic person you spoke with.

The doorbell rings.

You open the door. The person introduces themselves as a representative for the agent you thought was coming to meet with you.

"What just happened?" 

 

"You were just handed off as a LEAD."

 

If that happens what should you do. Listen with an open mind first.

Don't sign anything yet.Take a day or so and DO YOUR RESEARCH, and gather your thoughts and questions. The agent who showed up and is sitting in front of you has one goal. To come back with your autograph on that listing paperwork.

Simple. Research online who the real estate is? Call them back and ask them how many real estate transactions have they done in your area.  Do they know the area well? Do they have the expertise to help you get your home sold fast in the community you live in? Here are some interview questions to ask a REALTOR®

When you do an internet search, make sure you take a minute and use the Search Tools tabs under the Google Search Bar. This will help you figure out if the REALTOR® who wants to help you has the experience, someone who is connected, knows the area, the floor-plans, the current market conditions and is the kind of agent you want to work with. If you click on the search tools tab you can even choose in the last month, last week to see what kind of advertising the REALTOR® is doing for their clients! Can you see if he/she is  actively marketing homes they have listed for sale online? You can find out from the comforts of your own home. Do you research. Your might just be shocked.

Trust me you do not want an agent who lists your home, puts a sign in the yard, a lock box on the front door with hands clasped tight praying to the heavens above a quick offers arrives! If they have no systems, no marketing plan for your home when you meet them.

Pause, listen, remain open. Thank them for their time and DO YOUR RESEARCH.

Buying or Selling a home is the largest investment you will make over the next seven or eight years maybe longer.

If it doesn't feel right. If you feel you have been past off, if you feel like the person you've met is not as skilled as you thought then pause. Gather your thoughts. Do the research.

Actually when explained properly and not biased, any of the millions of intelligent consumers would choose the team representation over the individual as it just makes better representation.

For you see, with a team, that listing can get questions answered, better representation, and more personal attention even if the lead agent is maybe LISTING OTHER HOMES, or maybe working with multiple clients.

When you have less than the national average of 10 sales per year, you can still offer that personal one on one customer service, but when you are an individual agent who closes over 100 sales per year, you soon realize each of these sellers deserve just a bit more attention and that is where team members come in.

So it is really dependent on how busy the agent is and in the same respect how experienced the agent is as to whether the client is better represented by a team or an individual agent.

This is my first year as a team and my clients are fully understanding that in order to represent them better, I have an Admin that is available to answer most of their questions or call me if they can't.  We have buyers agents that work with the many buyers and leave the listings to me.  And we have a mortgage member, a home inspection service, a sign company, and many other vendors on speed dial for anything you can think of.  

With all this support, I am left to do what I do best and that is LIST LIST LIST.

In response to the statement above, did she say anywhere in her post that she had less than 10 transactions a year? Please don't assume because she's an individual agent that she does less than 10 transactions a year. As a matter of fact, if I were her I'd delete your comment and then delete mine because I referred to it.

If someone calls me and I can't handle them, they know who will be contacting them for further assistance.  They aren't expecting me to show up.  Setting expectations is key and if an agent can't do that, then they aren't very good at their job.

That sounds like bait and switch to me. I don't like it when it happens to me, and I doubt home sellers would like it. There is no advantage to a team over an individual agent.

Peggy, like you, if someone talks to me, they get me. I do pass leads off to an agent with me, but those are online leads that did not any direct contact. If I do have that contact and need to pass them off, I always explain to the client what is about to happen. No surprises.

If I were a seller and someone else came to the door, I'd probably tell them to leave. I'm not letting a stranger into my home.

I would wonder if the person who was SUPPOSED to come to my house was tied up in a car trunk somewhere and this person had some cronies behind the house waiting to break in and take all my good stuff.

Thank you everyone who has commented so far. That is what I love about blogging. Each of us has a passion for what we do and how we help customers and how we run  our real estate business. The real estate consumers has many choices.

When consumers research and read post and comments they to learn ad great deal.

This is not as much about big mega teams. I have worked on a large team before the downturn in 2007. Comment #27 Chris Ann Clealand said it best. It's about setting expectations right from the start. As long as the consumer is not caught off guard.

Hey Tammi Comment #26. Thanks for coming to my defense.  This is what I love about blogging. The consumer gets to read and get a feel for the personality and the knowlege base of each commenter.

Kevin's comment above showcases that some real estate professionals opt to form or be on a big team. I was on a mega team when I first  learned the business. I was under a lead agent. As a newer less experienced agent it allowed me to hone my skills without all the risk of going it alone. So there are pro's and con's. As a single agent who handles more that twenty fiver real estate transactions a year on my own, I hold my own and everyone gets personal service. 

I still have issues with just being handed off to someone with no notice.

Everything we do in the office is with teams.  I handle the marketing and paperwork.  My agents handle the people and visiting the properties.  You only have so much arms and legs. I agree with others that you need to tell customers who else they will be dealing with though.

At times I have fed leads to my team members.  That said, I let the lead CLEARLY know that I am sending somebody else and make sure they are okay with it first.
