Choosing a listing agent?  If you are listing your home for sale, you will need an agent that has represented both buyers and sellers in your area.  You will want a professional that has strong knowledge of your market area and can predict market response to your listing with reasonable accuracy.

Real estate agents are a community in and of themselves.  Through interacting with one another, they learn one another's communication style, and most importantly, negotation style. Agents that use harsh tactics and fail to work through a transaction with professionalism, can sometimes gain a negative reputation among their peers.

As a seller, why should you be concerned if other area agents don't necessarily "get along" with your agent?  Because agents that represent buyers in your area will hesitate to bring buyers to see your home if they've had a negative experience with your agent. They often don't want to involve their buyer client in a situation that could become difficult.  This doesn't mean that your agent shouldn't be tough, but mental toughness is what's important, not harsh demands and abrasiveness.  It means they should represent you with the voice of reason and authority in order to best serve your interests.

You should meet with any agent that you are considering hiring as your listing agent and notice their level of professionalism. A listing agent should provide you with a Comparative Market Analysis (CMA) to determine the best price for your home, based on current market conditions and the sold prices of other similar nearby homes.  They should present a marketing plan and explain what they will do to get your home sold in the shortest amount of time at the best possible price.

Many Houston area markets are now in a sellers' market, which means that buyers are ready, willing, and able to purchase your home.  Make sure when choosing a listing agent that you are choosing someone that can get the job done without making things more difficult than they need to be.
