Another Bristow Townhouse Under Contract in a Matter of Days!
With the end of 2013, I did something just for the sake of knowing how I perform as a Listing Agent. I ran stats for the listings I had in 2013. I was surprised, in a good way, by what I found. On average, my listings sold for 99.96% of their original list price. That tells me I am pricing homes right. If I give you a number, it's not pulled out of thin air, but pulled from a working market knowledge. I also found that my Sellers got an average of 99.86% of their list price in net sales price...that's the price minus concessions to buyers. And my favorite, on average my listings sold in 19 days.
Apparently 2014 seems to be starting with similar trends. I can tell you this Braemar condo listed on February 4th and was under contract six days later. Can't tell what it is under contract for, but I can tell you it listed for $240,000. I'll just say I don't think this one is going to wreck my listing stats for 2014.
If you are thinking of listing your Bristow home, the type of information I gave in the first paragraph should follow any agent's suggestion of list price to you. Anyone can come in with a high list price suggestion and a smile, but what if you knew that same agent had a record of only getting 90% of original list price for their Sellers in the last twelve months. Just might help Sellers figure out who is telling them what they want to hear and who is being realistic.
