Neither Ice,Snow or Rain will Keep me from finding you a home today!
Just wanted you to know that I'm open for business on Hilton Head and Bluffton today (tomorrow however, apparently is another story). Winter Storm Pax has apparently passed us for today and left the destruction of ice all around us. I even was out on tour this morning previewing homes in Palmetto Dunes and Port Royal Plantation. Here's my report on what I saw:
21 Rum Row - no, not the 'ho ho ho and a bottle of' though many of the streets in Palmetto Dunes are indeed nautically named; this 3 bedroom 2-1/2 bath home is built in 1999, is updated and has a really fun black-bottomed pool with views through the landscaping of the Robert Trent Jones Golf course. The floor plan is fairly open, though more in a traditional way. Condition is good and square footage is 2516 so plenty of room for family and friends - a potential short term rental as well since it's pretty close to the beach. Price: $829,000 - my judgment, perhaps a little on the high side.
27 Rum Row - just up the street, still with the same (actually even more open) golf view, this home needs updating but the price of $585,000 reflects that. If remodeling is your forte and you'd like a really solid home with 2108 and potential, this may just be for you. The only comment I'll make is that though it says 3 bedrooms, one of the bedrooms is right off the entry and almost felt like a den rather than BR though it did have a bathroom.
4 Topside - this was my favorite for today (though no I'm not supposed to have one). Newly remodeled and very well done, it also has a pool and faces a lagoon - not the 11 mile lagoon - but water nonetheless. With 4 bedrooms and 3-1/2 baths it is farther back into Palmetto Dunes so the ability to rent short term will definitely be affected in a more negative way. However, for an escape it really would be great.
21 Barony Lane - remember, Port Royal Plantation basically has two sides; one on the ocean side and one on the Barony Golf Course side - the beach isn't far but certainly farther on the Barony side. This property was built in 1975 but has been completely updated. The other thing to remember in Port Royal Plantation is that some of the homes have been connected to sewer, some not - this one has been - but there is an ongoing assessment. It is on the small side of sqftage and has 3 bedrooms and 3 baths. Price $549,000
118 Coggins Point Road - (Need to make a disclosure since this is listed by my company) This is really a great home. Built in 1997 with 4 bedrooms and 4 baths, it also has a pool and outdoor area that seems to say 'party'! It's very open and airy with high ceilings and bright walls. Lots of windows and a fireplace as well as hardwood floors. About 3/4mile to the Port Royal Beach club and you really have it all. Price $875,000
