When you think of Los Angeles real estate you think of getting what you pay for, right? To a certain extent that is true. Paying less than $1 Million is not going to get you much of a house on the Westside of L.A. especially one that is upgraded with a pool and other amenities, and not with a spectacular view.
Sometimes you can get the wow factor, the hidden gem, just where you thought it might be out of reach.
If you are O.K. with high rise, full service condo living, I for one would be, then you are in luck. The Wilshire Corridor has a large concentration of those kinds of buildings in all price ranges.
The affordable unit which will knock your socks off may not be in a building you are attracted to from the outside, or the lobby may not be that great, or it may not come with inside laundry. Maybe it is a little smaller than you would like, but when you walk in and see that view you will forget everything else.
There is one building which I keep in mind for budget-concious buyers for whom the view makes up for everything. And it is one of those buildings where you don't have to compromise much.
The Wilshire Regent at 10501 Wilshire Blvd is truly a hidden gem. The outside does not do justice to the interior. This is a full-service building complete with 24/7 concierge and valet. It has a very nice lobby and pool area. Amenities include a conference center and gym, and what is unique about this building is that you can rent office space, and for out-of-town guests they have a handful of rooms for rent which last I heard were under $80 a night. Each floor above the 10th has laundry facilities, but there is a large community laundry on the 3rd floor.
The majority of units at the Wilshire Regent are one-bedrooms which run around $390,000 to $680,000, the square footage from 600 to 1,367. 2 bedrooms rarely come up with one in escrow at present listed at $711,000. There are studios also which can be larger than the one-bedrooms running from around $360,000.
Another unique feature of this building is the homeowners dues. They are very low for the Wilshire Corridor and include ALL amenities, cable too. They run from around $539 to $770 a month and some of those will drop after an assessment is paid off.
But back to the point of the post. The views in this building are truly spectacular from the upper floors. At the Wilshire Regent you don't have to pay $1 Million for a $1 Million view.
