Falling into the category of First World problems, the realization that no matter how much time is invested in our websites, the work will NEVER be done! 

There will always be adjustments to be made, new material to produce.  New construction in what used to be cornfields.  Local events and small businesses that could a helping hand with promotion.

Not that we were EVER close to having our Wordpress site finished, but an upgrade in IDX provider a couple of weeks ago has made it more readily apparent just how much work needed done!  Each subdivision page we'd written in the past with a more limited map search capability is being redone with an accurate neighborhood search.  Not so bad to do, except we've probably covered 80+ subdivisions in our immediate market area, and that leaves us with PLENTY more to do.  And as soon as those and the other custom searches are tweaked, there's another bundle of subdivision posts that STILL need written from scratch :)

So back to the work, create custom IDX search page, update Active Rain blog post, update Pinterest link.  Repeat.  Repeat.  Repeat.... besides showing houses and meeting with buyers at new construction, I know what I'll be doing this weekend :)

And another five inches of snow on the ground yesterday...speaking of things that seem like they'll NEVER end!!

Roger, The sites can take up a lot of time, and if it doesn't fit your needs no reason to keep it going.

Tammie, And the picture aspect really seems to appeal to some buyers.  We use our subdivision collages as blog bait, link the subdivision and PIN, and pull traffic over.  We've had one closing directly attributable to Pinterest, and another set of buyers that haven't bought yet, but are also from Pinterest.

I love that service are map!  Sorry you have to go through and redo things.  It is always something new and we have to keep up.

Yvette, It's easy to add the map, just create a map in Google and embed the custom code in the footer.  And we're making good progress through the updates, about another 20 subdivisions to update then on to the miscellaneous custom links which will be MUCH faster to do.

Sarah, I like seeing the output and knowing a bit more about the HOW to make the changes on our website, the biggest challenge is fitting it into an already busy schedule.

At least we get good SEO from constantley updating our sites! I always try to look at the good and clients do appreciate an up to date site.

Stefan, That's one of the things I'm doing with the updates.  We've been steadily working through area subdivisions and initially I'd include a recent sales line.  Well if the "recent" sales info is from 2011, it's not too recent, and I know the odds of working through 80-100 subdivisions regularly to update the info isn't likely.  As a result, I'm removing that info, but providing a good IDX link and buyers will be able to see what the asking price is for the subdivision homes.  That will give us "evergreen" posts and allow us to cover more areas more effectively.

BLiz, I stopped by because of the title and could tell I was going through something similar with my site.  I went through some updating of my website last year and it's also on the schedule for this year as well.  You mentions your IDX and I'm just curious if you think staying with a decent IDX makes sense or changing to a better one with all the work that's involved with that?  I actually maintain two IDX's just because I don't want or have the time to go back to all those blog posts changing links.

Nick, In my case what was driving me nuts was IDX Broker original/vanilla/iron ore version didn't have a map drawing capability at all.  So every time I did a subdivision post I'd either have to do custom links with EVERY street name in the community (after doing that once or twice I was DONE with that approach), or using a standard map search, but that captured the neighboring subdivisions.  IDX Broker Platinum incorporated polymorphic drawing, so now I can EXACTLY trace a subdivision and limit the search results to ONLY that subdivision.  While the work is a definite PITA, it's worth it to me to narrow the search results and only give the consumer what I'm talking about, otherwise I'm afraid they won't realize why they're getting search results from neighboring developments.  I'm about 80% of the way done with the subdivision recreations, and I guess after I'm done I'll have to go and kill the old IDX pages (which will be pretty quick to do) and hope Google picks up all my new pages.

Bliz, without a doubt our real estate web properties are in Continues and Never-ending Improvement mode; or, they are slipping in the SERPs. 

I'm curious with your new IDX setup, once you define the geographic map area, can it also give you a list-view version of the active listings as well?  Reason I ask is that in many of the subdivisions pages I like to create I can capture a "neighborhood" entry but, that relies on the listing agent to enter the correct neighborhood in thi MLS (truly a less than 100% reliable method).

John, It provides a map results followed by List View.  Like you, I COULD do a subdivision search, but I've learned it's totally unreliable because agents can't spell!  Multiple spelling versions for the same subdivision make the returns inaccurate.  Here's a sample of one of the new pages:  http://homesforsale.warrencountyohiorealestate.com/i/horseshoe-falls-condos-for-sale-lebanon-ohio-45036

John, I'd love it if the tax databases/MLS used drop down menus of approved subdivision names, but I doubt either source is looking to go to those lengths!  So the shaped map search we now have is about 99.9% accurate, although I'm still finding the rare match where the home isn't mapped properly and shows up a couple of blocks away from where it should!

Agreed on the Tax database and legal description / subdivision names.

Our MLS is also trying to encourage better mapping of individual properties at the time the listing agent enters the property data.  However, I'd say we are at 99%- in accuracy!

John, New construction are the ones I see most often mapped well off target.  They often show up on a similar street name four towns away.
