Negotiating property repairs in Idaho - The inspection is back.

The property inspection came back for my buyers.  I am sort of happy I am representing the  buyers and not the sellers because it was not so good.

We have the usual collection of little things but a couple of things that my buyer will need fixed.  The real problems are all in the crawl space.  We have had a huge amount of rain in the last week.  Huge for Idaho not huge for most places.   In Idaho you can only see water in the crawl space a couple of times of year.  This would be one of them.  The crawl space is probably dry 50 out of 52 weeks.   The gutters are clogged and loose.  The downspout is too close to the house.    There is water in the basement under where the gutter is clogged....

Then there is a twisted support column in the crawl space.

These problems must be corrected.  I do not want to take a chance that my buyer will be hit for crawl space problems (water) in the future.

So here in Idaho we have 3 possible responses to a home inspection.

1) accept the home without repairs

2) ask for repairs

3) get out of the deal

Since it is a tight market we will choose option 2.  We wont ask for everything. Just what we need.

The seller will now have the option to:

1) repair what we ask

2) refuse to repair anything

3) repair some of the things

If the buyer will not fix everything we ask for we have the option of accepting what they will do or get out of the deal.

This is how the inspection works in Idaho.

Good morning Debbie. The inspection negotiation is my least favorite part of the business but one of the touchstones. I hope it works out for you and your clients.

Gets the job done!

My least favorite part too.  By now your client has thought of this home as theirs.  But now we have to hope for both reasonable buyers and sellers.
