My House didn't Close last Friday,

No One told me Why,

Now they want and extension. 

 

 

Really? What's wrong with this?

Last Friday we were to close on my Dad's house in Ohio. Instead, my Realtor forwarded an email from our closing Attorney that said "the lender said they wouldn't be ready to close today but they would update them soon."

That was it. No phone call. No explanation. No Request for No One CallsClosing Extension. Nothing.

Then on Saturday. Same Realtor forwards an email from the Lender that they, the lender and Buyer, need to do Plan B and that the Buyer should ask for a 10 day extension. The attached note said I should expect something that afternoon.

That was it. No explanation. No call. No extension request. Nothing.

This morning I sent an email and expressed my displeasure. I also asked that the house be put back on the market immediately.

The house is active on the market. Now my phone won't stop ringing.

Everyone wants to explain, all of a sudden.

Really? Show me the money.

I know I'm sounding cold and heartless. But, this same thing happened last summer and the house never did close after being off the market for 2 months.

And we wonder why people hate Realtors.

Connie, I think I could guess the lender if you gave me three guesses!  I am so sorry your dad had to go through this, and it is absolutely unacceptable that the bank did not make the effort to explain what was going on!

John - My husband, brother and attorney all wanted me to fire her when the listing expired last fall. If it doesn't close this time, she's gone.

Bruce - It's my Realtor that I'm really aggravated with. Keep me informed is all I ask. This is my Dad's estate. I've been dealing with it for almost 2 years now.

I represented a buyer and we had a similar situation. I couldn't tell the listing agent the specific details because it was confidential information and our contract states as long as the buyer is making diligent effort to close that we were to remain under contract. This went on for 6 weeks. I felt awful but I could not betray my confidence. Let's just say we were ALL happy when it finally closed!

Connie, I recently had a lender delay closing 4 times. Three weeks later we finally closed. Sorry to hear about this. Hope it gets resolved.

Lack of communication is a common theme when you hear folks complaining about so-called professionals in our industry.  Even if you have no news, but especially if it's bad news, LET THE CLIENT KNOW.

Where was the communication? Last week we missed a closing...The selling agent, the sellers, and selling attorney was there...Our buyer, and our buyer's attorney were not. Something was lost in communication between the two attorneys!

Shannon - At least you kept some communications open. It solves a lot of headaches. Our contract expired on Friday.

Marc - I'm an agent. I get that things happen. I usually know sooner than the morning of closing if my buyer or seller has a problem. Let the client know asap.

Tammie - I remember you telling me that.

Suzanne - This is my dad's estate. This realtor was a very close family friend.

Just because it is an estate and that the realtor is a close family friend, doesn't mean that you can keep the seller in the dark.  There are things that NEED and require explanation.  This is one of them, very frustrating.  But we do learn what we don't want to do in our own business when these little lessons come up!  Thank you for sharing.

Conrad - Trust me. I was.

Lenn - Contract says on or before February 14 unless it's in writing. Nothing in writing.

Karen - The good news is I rattled them all yesterday by putting the house back on the market and not agreeing to sign the extension. I didn't want to sign it until I knew for sure that she could get her loan.

GOOD NEWS!  Just got an email that we have loan approval and they need 48 hours so we can close on Thursday. Let's see!

Sounds like a smart move Connie. There are so many shady lenders out there today. They tell you everything is in order, they just need a little more time.....blah, blah, blah. Then in the end, whammo: Can't close the deal.

Sounds like poor communication in a nutshell to me. Regardless of all the other nuances you outline, it's best and most professional to pick up the phone, and explain. And, if you can't explain, you tell the customer that, and then start digging for answers.  Hopefully, your Realtor had kept a finger on the pulse of the transaction, and should be able to ask the right questions.

Oh Connie, not again. What is with those lenders and agents up there? I sure hope you get a straight answer and it all works out well with a closing as planned.

Connie - yes, I communicated almost every day. I felt awful keeping the seller waiting, yet our contract stated we had to keep going.

Virginia - That's exactly what happened last summer. Can't bear to go through that again.

Carol - If you hear her side of it, she was on top of everything and also communicated that to me. Whatever.

Conrad - Looks like closing is tomorrow at noon.

Debbie- I'm not sure but I haven't been happy about it.

Shannon - Communication can keep a lot of doors open and people feel involved instead of isolated.

So true Connie. Communication is critical in times like that. So many things can happen with additional conditions from the underwriter, even between loan docs and funding. Truly a roller coaster.
