La Mesa, CA home prices continued to rise in the first month of the New Year, but at a slower rate than what we experienced in 2013. Click here to see last year’s overview report.
Detached homes – 91941, 91942
In January 2014 the average sales price for a detached home in La Mesa was $489,697 with an average price per square ft of $290.40. The average price was up just slightly from December 2013 when it was $486,805. There were 30 sales recorded in the MLS with an average number of days on market of just 37.
Attached homes – 91941, 91942
In January 2014 the average sales price for an attached home in La Mesa was $241,032 with an average price per square ft of $216.51. The average price was up by about $8,000 from December 2013 when it was $233,583. There were 16 sales recorded in the MLS with an average number of days on market of 41.
It is interesting that the most significant gains in home prices in La Mesa have been among attached homes, not just in the last month, but year to year since December 2012 when the average price was $196,358. This may be related to more people being priced-out of single family homes as prices rise, generating an increased demand for condos and town homes.
