A Family I Helped Buy a House then Later Sell- I Love Real Estate #3
When I first started selling real they were my second buyers. We looked at several places and then they called and said they wanted to put in an offer. Back then, there were so many homes on the market so it was pretty easy to get offers accepted. I remember how excited they were when I called and told them the seller had accepted their offer.
It was a quick transaction and the buyers were more than qualified so we closed fast with a 80/20 loan. His lender (one of the major 5 banks) advised him to do this type of loan instead of the conventional that also they qualified for.
A few years later, the husband had to move 400 miles to take a new job as he had been laid off after 20 years. The wife still worked for the government and transferred. They asked me to help them rent it out. So for the next few years I met and showed the property for them. The market had dropped considerably and short sales were not being approved.
So jump forward 5 years and they called me and asked me to short sell their home as the renter was moving out. I got it listed within the week and had numerous offers and the bank (I love this bank) approved the first and second and we were in escrow.
The man had since gotten sick and had to retire. His wife was now on disability and suffering from a debilitating disease and they were so stressed. I got their home closed fast and they were so excited. I was excited too as we all know; until the property records, you never know for sure if the bank will accept the offer or not. Luckily they seemed to understand the hardship and their age and didn't even file a NOD on the property.
We had one glitch while in escrow. The sellers forgot to tell me they were not paying the taxes. They paid the first half but not the second. So the bank refused to pay all and only half as that was the original agreement. The Realtor on the other side said she didn't care and wouldn't chip in and neither would her buyer. So I paid the taxes out of my commission and never regretted it for a second. Of course I wanted it to close escrow but there was more to it. This couple had depended on me and I couldn't let them down. Escrow amended the HUD and the bank got a big credit back and I had a big chuck taken out of my commisson but we closed that day.
I still see this couple and we exchange pictures of our pets by text. She has had several surgeries and is doing better but will never totally recover. They live with one of their kids who has a big home and they all seem very happy. This makes me happy and I think of them often and send cards and texts. I wish them well and hope they have a long and happy life together.
