Interesting conversation with a prospective Seller this week. A little background:
I was contacted by a woman several months ago via my website. She was unhappy with current representation and her home was on market over 4 months with few visit requests and little to no response from her Realtor. She was vocal about condescending behavior and just a lack of support.
She asked me to take a look and give her some feedback and told me she will consider using my services for several pieces of property over the next several months.
I spent a few days and visits with comps, valuations and market data and told her when the best timing would be, how we should price and how to improve one of her listings curb appeal - needed badly. We left it at that over the holidays and I kept in communication. We had good chemistry and she was complimentary.
Recently, I received an email from her letting me know she had determined what she needed was a "female" agent to represent her. I informed her I had never had any issues in this area but wished her good luck, staying professional. Last communication was she wanted to use me on one of her properties in the near future.
My first thought here is that in the interim, some agent did a great job of prospecting and brought this woman on board masterfully. Good for her - the Realtor. My second thought is - if I had used this language with the client I could have been brought up to the state board and reprimanded and fined. And my third thought is - I now see a large red flag in dealing with this client. In fact I will pass on accepting any future work from her as I now believe she may be the problem and not others with whom she has been working. And no, my feelings or professional integrity is not damaged. I'm just going on intuition and experience. It will be some conversation if I get the chance in the near future. I suspect she will stick with the new Realtor. Why not?
I hate to turn down business and roll over easily, but some business is just not worth taking for the problems that may come.
