This is the current housing data for the January 2014 Housing Market in New Windsor NY
- There are 129 single family homes currently on the market with 17 in short sale or bank owned status.
- The average list price is $277,855 (ranging from $58,000 to $849,900).
- The majority of homes are in the $200,000 to $400,000 price range, with only 4 homes listed above $500K.
- There are 20 homes currently under contract
- In the month of January 2014 there were 3 homes that transferred title
- The average selling price was $152,500
- These homes were spending an average of 20 days on the market
- In the last twelve months there were 141 closed sales with an average sold price of $224,600 spending an average of 115 days on the market.
The New Windsor NY single family absorption rate shows a 10.97 month supply and we remain in a buyer’s market. With only three sales for the month of January the numbers for sales and average pricing is a bit difficult to interpret. While closings may have been limited, the volume of clients out looking during the bad weather was definitely on the rise. Prices remain consistent and buyers are out looking for well priced homes in the area. Nasty weather did not seem to keep out lookers as bookings for seeing my listings did not slow down. Many new construction buyers were out wanting info and seeking open houses when possible.
