Staging FAQ's- How Can I Stage My Laundry Room? Do I Have To?

There are two areas in a house that are probably the most neglected when sellers are Staging-laundry room beforepreparing their home for sale.  They are the garage and the laundry room.

This post will focus on your laundry room.  Oh, yes, just as buyers will want to see your garage, they will want to see if there is enough space in your laundry room for their family.

Think how many times a week you’re in the laundry room.  Often this room is not just for doing laundry, but can house cleaning supplies and tools, store extra beach towels, and yes, can end up as one of the catch-all rooms in a house.

If you are preparing your home for sale, though, it is just as important to let your buyers see the possibilities here as it is for your other rooms.
 

 

 

Here are 10 easy tips to prepare your laundry room for sale.

1. Clean It.

This is the best thing you can do for any area of your house.  Scrub neglected areas, including the floor and baseboards.  If you have a window, don’t forget to make it sparkle.

2.  Paint It.

If the walls have been neglected,  consider a fresh coat of paint.  Keep it simple, though.  Wait until you move into your new home to experiment with fuchsia or bright pink.

You’ll be doing this soon, so get started by throwing out unused or outdated cleaning supplies (recycle).  Do the same for anything else you have in the room that doesn’t need to be there.

4.  Light it up!

Fluorescent lighting flatters no one, even your laundry room.  Help break it up with under cabinet lighting or a small lamp.

5.   Dress Up Your Cabinets with new door pulls.

We all like our bling no matter where we find it.


6.  Add Color!

What I usually see in utility rooms-all white walls, fluorescent lights, white appliances, and white cabinets.  Boring!

Add a touch of color, just as you would in any other area of your home.  

For example”
* A large colorful glass jar filled with your laundry detergent.

7. Add life!

You can add a healthy plant, or if your thumb isn’t very green, add a (not plastic) single orchid.

8.  Baskets!

Baskets hide a multitude of sins, and they’re inexpensive and reusable.  It’s much nicer, when your buyers poke their heads in to see neatly placed woven baskets, home staging -laundry room artrather than the ubiquitous plastic laundry baskets.

9.  Add ART!

Who says art belongs in certain rooms.  Cheer up a room with some art on a wall, or if you have an empty shelf, place a favorite piece of art there.

10. No airing of your laundry in public!  

Be diligent about folding and putting away your laundry and avoid having your dirty laundry piled on your washer and dryer for showings!

Great recommendation!  A laundry room is very important to me and if it looks messy, I'm turned off.  Just like kitchens and bathrooms!  You never know what a person's hot-buttons are best to cover all bases. ;)

Kathy - the laundry room is one of the most visited in many homes.  We just had ours remodeled with overhead closets and fresh paint.  Yes it does make a difference.

Wish i had a picture i could share of one laudry room i saw for a client i was painting for.  That laundry room deserved to be in a magazine, usually most laundry rooms are small, plain, cramped, not much to them.  This laundry room said spend some time in here and enjoy yourself,  it was so organized, clean and plenty of working space.  I wish i knew the square footage of that area, thinking back it made me feel like it was the size of a three car garage or 900 Square foot apartment.

Sharon- people forget about this important asset when preparing their house for sale.

Alexandra- and, it doesn’t take much to get it in good showing condition.

Jean and John- this is realy one of the easiest to tackle. I still love having some kind of art work in the laundry room.

Jennifer- i remember seeing a laundry room with a separate shower for the dog!!!

Robert- we all do, especially here in Florida where there are no basements.

Jeffrey- and you would be right.  I have rarely (as in maybe once) seen a house that would not have benefited from some staging.

Rod- moving is always a incentive to go ahead and edit all of the items we no longer need, use or want.

Jane- I’m always surprised when sellers leave their dirty laundry out.  Do they think no one will notice?


Dick- I remember seeing a house once where there was a laundry chute from the 2nd floor directly into it.  That was pretty impressive.

 

Liz- something like this makes a buyer put themselves into the picture and you know what happens after that!

Jill- I just want to do away with these all -white laundry rooms that have fluorescent lighting overhead and all white appliances.

 

Pat- we’re so used to just throwing things in there we forget how important it could be.

 

Jeff- these are easy things that every seller can do.

 

Bette- thank you!  That photo was the “after” shot from a home on which I consulted.

 

Cindy- those are hard.. all you can do is make sure they’re clean and edited.

 

Rebecca- glad you can use them.

 

Janell- absolutely… you really never know.  For a Buyer who has a large family and spends a lot of time there, that laundry room could very well be a huge asset.

The laundry room is often a big deal. While some homes here have the laundry in the garage (yes, that's pretty common), in many homes it is the room leading from the garage to the kitchen, or a separate upstairs room. Many ask about it and when done well it will impress, or be a source of heartache. Your tips go along way toward helping people make their laundry room more than an after-thought.

Great ideas Kathy, the laundry room should look good too. I like the basket tip, I use those myself for a lot of things.

I have my washer / dryer in a cabinet area where I have a nice curtain to close it off it I want to.  Nicely painted area, with some nice art.  Your tips are great and it doesn't have to look drab.

Kathy, you are so right! As far as garage is concerned, it's not IN the house whereas laundry room is a part of the home. Good simple tips for making laundry room look presentable.

GOOD tips for laundries.  Most of the same steps apply to the rest of the rooms.Even if there is only room for the washer and dryer, neatly fold a stack of white towels and leave on the dryer as if they have just been taken out of the dryer.

Kathy,  What good suggestions!  I agree and have seen so many laundry rooms that are so unattractive.  I would add another suggestion.  Get a new exhaust fan for the room/space.  Older fans are so noisy!  Newer fans can run with you hardly noticing.  Goes for the bathroom, too.

So glad you brought this up. When I address the laundry room in a consult sometimes the homeowner thinks I am crazy. And if you are selling the washer and dryer with the house the buyer will open them to check them out. Don't put your stinky laundry in there either! And clean inside the cover of your washer....yuck.
