The Luxury Home Market in West Pasco County saw 18 homes sold in 2013 in the $700,000 and up price point.

Home prices ranged from $705,000 in Champion’s Club (Trinity, FL) for 4,500 sf to $1,560,000 in Saddlebrook for 5,000 sf.

Pasco County, FL Area Luxury Homes Sold 2013

Average sold price was $860,319 for an average square footage of 4,620; it took an average of 174 days to contract and 225 days to close. Average list price to sales price ratio was 95%.

The homes were spread out over West Pasco county and included Champions Club, HarborPointe, Aristida, Saddlebrook, Grey Hawk, Swan Lake, Land O’Lakes, and Sunset Lakes.

There was 1 REO/bank-owned and no short sales in the 18 sold homes.
