Florida Home Builders Depend on Realtors

As a former employee for several of the nation’s leading home builders here in the gulf coast of Florida, I can speak from experience. Florida home builders allocate a hefty amount of funds set aside to compensate their realtor community. This allocation of funds is already set up well before community new home prices are determined, similar to an advertising budget, it’s separate.

Florida home builders need and depend on their realtors as much as we need them to offer additional inventory and options to our clients. Therefore this mutual appreciation must never be tarnished by any New Home Sales Consultants agreeing to or offering their customers a “better deal by NOT using a Real Estate Agent” or even worse yet, cutting out the agent the buyer has already been using who’s been showing them homes. That’s simply grounds for termination.

Secondly, as a consumer of one of the largest purchases most people make in their lifetime, why would you go it alone? The Builder Rep or New Home Consultant as they’re commonly called, work for the New Home Builder. In fact the New Home Builder holds their real estate license, simply put they represent their builder’s broker. Now, that’s not to say that a New Home Consultant would intentionally do something to harm their clients as that too could be grounds for termination by the builder. What I’m saying is that you need someone looking out for your best interest throughout the entire build process, as well as negotiating the best TOTAL deal for you.

Remember, it’s not just about getting a great price on the home. It’s about making sure your lot premium, structural options, design center upgrades and seller closing cost contribution are well representative of total negotiation strategy. The value that a Real Estate Agent adds to your side is amplified when choosing one with a Certified Negotiation Expert (CNE) designation. That could mean the difference between a good total deal or a GREAT total deal.

Expertise on ALL New Homes for Sale

The value that a qualified Real Estate Agent brings really starts at the beginning of new home purchase process, with the search, even prior to the transaction. An often overlooked fact is that new home builders don’t always list their homes in the MLS (multiple listing service) nor do they always appear on syndicated listings sites like Trulia, Zillow, etc.. This makes it difficult, time consuming and sometimes an impossible task for the average buyer to navigate through.

So here we have your next benefit when choosing the right Agent to represent you in your New Home Investment… Seasoned Real Estate Professionals have the knowledge of ALL New Home Communities in the areas they serve. And, your better Agents like the ones who specialize in Builder Sales have first hand knowledge even before the community signs go up. You owe it to yourself to be armed with a complete picture of all New Home Builders and New Home Communities before you make that big decision, not down the road when you hear about another incredible builder community from someone else and wish you’d known.

Overseeing New Home Construction if You’re Out of Area

Maybe your building a new home from a distance? Who’s going to watch the “baby” being built? Who’s going to go to the pre-construction meetings, pre-drywall meeting etc.? Again, this is where you need YOUR licensed Agent who’s in your court looking out for YOU.

What if you’re in-town and distance building isn’t an issue? Now…here comes a common scenario where the builder has a hick up. Let’s say they put the wrong windows in but you can’t seem to get it resolved? It wasn’t caught quick enough. Who do you think steps in? The builder will not allow representation from an agent after the fact. You need to let the builder know that you have an Agent working for you up front at the first visit, at the initial registration, otherwise you’re out of luck down the road with out representation.
