Warning Deadbeat Tenants, Your Past Will Follow You!
Earlier this week we had the displeasure of evicting a tenant for the second time in 15 years.
Most tenants are smart enough to leave before things become part of the public record, but a few are not that smart thinking they can get a few months of free rent.
The woman who was trying for a bit of free rent this week seemed so surprised when the judge asked her why she thought she was entitled to live in a home for 3 months without paying rent.
She replied with a list of items that some hippie in Madison coached her on saying to indicate that the home was not up to some sort of standard, a few items into her list the judge cut her off and asked, then why are you still there?, and why aren't you paying your rent?
The judge then ordered the eviction and ordered her to pay her rent, water bill and all of the court costs. Now she gets to have a little taken out of every future paycheck by the courts until it is paid.
Today I got a call from a different woman and her boyfriend wanting to look at a home and I had the pleasure of informing them that with two evictions on her record, neither her or her boyfriend may move into one of our homes.
She argued that one of the evictions was because of her ex-husband, and the other was because she reported her landlord to the city and that the judge dismissed the eviction (not exactly true), I informed her that getting her landlord a fine AND making him sue her in court, is not making me feel more comfortable about letting her rent from me.
The boyfriend then suggested, how about if I rent it and keep Ashley off the lease?. (How stupid do these people think that I am?)
I told him that that would not work, everyone living there must be on the lease and showing up with her has already contaminated your application.
Get a new girlfriend and try a different landlord, or be homeless with her.
I am not a big advocate of sending people to homeless shelters, but I am also not a big fan of deadbeats who cause landlords to lose their life savings, like the one in Stevens Point who recently lost 24 homes to bankruptcy, just because they feel entitled to abuse the law.
