Getting Ready For A Maine Home Sale | You Only Have So Many Corks.

The decision to sell the Maine home has been made.

That was the first major decision to make in the heave ho let's go. But getting ready for the sale of the Maine home. Like anything, you gotta have a system, a plan, a strategy.Sheep In A Row Photo

Often the owner of a Maine home has a long list of projects they always wanted to do to the sticks and bricks.

But as the real estate broker sitting at the kitchen table listing and asking the questions, setting the expectations, it's time for a whole new approach at this stage of the list, market, sell process.

There is a proper way to line up the repairs, to get some harmony, balance in the Maine home sale going in the right direction.

So when the seller says we are going to do this, this and that I have to gently go through the list with them on the Maine home sale walk through.

To point out we want the Maine home for sale to shine brightly in a balanced way. So the buyer for the place does not ooh and ahh in the kitchen but then go silent, frowning in the rest of the rooms. Because the owner of the house went over the top in the wine and dine of the kitchen area but neglected the rest of the show.

So it is like you have a pocket full of corks for a leaky house boat.

Holes in the property that need plugging that are sinking the valuable equity, stealing power from the ultimate purchase price. And the tick tock on Mickey's two hands strapped to your wrist to get to the closing on time.

maine stained glass window photoYou don't have enough corks for all the leaks. But if you put the ones you do have in the right spots, the place keeps floating higher in the price brackets.

Of what surrounds, the other properties that are for sale in the current market.

Like everything in life it is about balance, moderation and it's the same with getting your Maine home ready to market.

So spread around the loving attention is critical to make it shine warmly. Reflects positively, the right way to attract Maine home buyers.

Pull back Mr and Mrs Maine home seller. Let's review the low spots of the place and jack up the ones that bring the best reaction from the buying public. Which from touring homes in Maine for sale for the last 34 years, a guy gets a sense of what the market rewards in the polish, tweaking, tidy up rigmarole.

So instead of $4000 pour into one room, lets spend half that but sprinkled, seasoned around the Maine home to get it ready for the show and tell, razzle dazzle of sell the sizzle not the steak.

Small things that bring big returns often starts with remove the smell, clutter and clean. Swap the decks, make the place sparkle. Elbow grease not granite counter tops in the kitchen alone bring the biggest smiles, best results from Maine home buyes. Trust me on this one.maine lupines photo

Next, the flourescent lights from the mid 1950's on both sides of the outdate small mirror you use to brush your teeth, comb or bru

sh you hair mornings has to go. That eerie morgue look lighting makes anyone feel like they woke up dead.

For under $200 we can whip in a new stylish mirror, side lights in the same location or maybe a mini track overhead for a whole new look.

Let's replace the glow in the dark neon green shower curtain and matching towels, floor mat with something a little further down the color wheel. Not egg shell white but a little easier to swallow said with all due respect.

Missing door knob in one of the kid's rooms, new door to the closet hanging sideways with the hole in it in another made the clipboard list.

For what to retrieve from the hardware store. So did replacing two fifty cent panes of glass out in the garage from a long ago spirited baseball game line drive a few summers ago.

Only one light working in the cellar and making the place cause buyers to trip down the steps. To test your home owner's insurance policy. And basically in 75% of the walk through feeling like it's darker than the inside of a cow and kinda scary down here in the dungeon. ("It puts the lotion on....Clarice.")

Hanging piece of masonite by the rear deck. One railing on that deck and giving the floor boards a drink of stain on the next clear sunny day would pay big dividends. Just saying.dogs maine home photo

Crack grass... remove that in the front driveway that makes it look like a bad case of varicose veins.

Squeeze in some latex runway grade crack filler in that asphalt. And those gun drop shrubs you planted 27 years ago. Whoa.

They gotta go and out of control. Hiding a pretty Maine home which you can not see so well. That loses a lot from it's curb appeal horsepower.

The vroom also hurt due to the peeling, flaking neon yellow front door that has dust, road grime and needs a power washing.

And dogs, out of the home. Taken for a walk when we tour instead of non stop bark bark growl.

Maybe bite. Even though you said Poopsie won't he might chomp on a buyer with kids that rubs him the wrong way.

Scatter rugs that show stains get deep sixed too. Three couches in the living room, two have to head to Goodwill. You toss the coin to see which pair walks the plank. Trim that grass around the big maple shade trees too if you can. Plus the lower limbs are stretching into the front angled shot, the home's prettiest profile shot we need once you fix that broken bottom garage door panel that is slanted. Keeping it from going down all the way.

And if we get this far on the list, if you have some joint compound kicking around, fill in those three holes on the second floor.

Touch up paint the patches. And in the dining room, replace two missing lights in the overhead chandalier and I saw some of that pattern wallpaper in the hall closert. To repair where some earlier cat attacked the wall by the buffet. It's the little things that sell a Maine home if you tackle them around the entire property.

Andy,

I feel like I can hear soft moving music in the background, and your voice strong, yet flowing softly. All the while the reader is captured by your scene.  You need to be a writer...actually you are!  Very nice.

Cindy ... Thank you for the kind words. Real estate agent, brokers today are writers, photographer, counselors, bankers, carpenters, and now enough about law, tax laws to be dangerous. Videos do a great job of the show and tell for area, property listings.

Good advice for any location - not just Maine. Your area like mine has been inundated with snow this year.  Wishing you a successful 2014 . .  and Spring soon! :)
