When it’s time to sell your home

 

In the Long Beach CA real estate market, both residential & investment sales are moving right along. Moving right along as in affordable housing & ultra-low interest rates. Although, stumpy inventory and some cold weather are doing their share keeping the housing market at bay.

 

If you ask a Realtor, most will tell you, “if” you want to sell your home properly "pricing" is one of the biggest factors for a successful sell. With that said, it takes more sometimes, even well price homes can linger longer than expected, and in tight selling markets there are certain things that come into play.

 

In a tight selling arena, you have to be better than the competition. Buyers are smart, and they know about the home two blocks down from you. If you’re in a competitive selling market, you have to know about your competition, you have to size them up, and you have to make sure you’re better than them.   

 

In a rigid housing market you and your Realtor need to be on the ball, you & your Realtor need to make sure buyers like you better than the competition that’s out there. You want your home to stand out as the clear winner, and sometimes that means turning to a professional home stager. By having your home “professionally” staged, it sets you apart from the competition and makes buyers go with you over the competition.  

 

 

When it’s time to sell your home, don’t mess around, turn to your local Realtor for professional help and for proper guidance. Put your faith with a local Realtor, they are professional, and they do have an assigned interest in selling your home, as well!

Good morning, Jon -- you're right to advise potential sellers that even in an extreme sellers market, there are properties that do not sell.  There are many factors that come into play and having knowledgeable representation is so important when buying or selling real estate.   Now as far as stumpy inventory goes....

Good of you, Jon to point out that pricing isn't the only factor in selling the home. A home way underpriced for the neighborhood is likely to sit as long as a home overpriced. Then there's the condition and competition - you covered it all.

For an investor, the time is when you either want to cut losses or there are better financial opportunities or an acceptable gain is to be made  -  easy!

For typical residents, it's a much harder decision is some cases, while easier in other cases when financial, work or family situations dictate a move.
