For every consumer seeking to buy or sell a home, there will be a number of friends, neighbors, relatives who are also in the business.  The larger the family, the more agents there will be who believe that the transaction should be theirs.

The competition for buyer and seller clients in exceeded only by the number of agents who believe that transactions should be theirs.

Ever get pissed off or feel hurt inside when you find out that your Uncle used another Realtor to list their home? Does it make you upset if your "best friend" uses a different person to find a home to buy? It can sting. It used to bother me. Crying one

I could not figure out why they did all not call me. Sure I have had a bunch of people close to me who have used me to buy or sell property, but not everyone. One day I was at a listing appointment and having a serious talk with the home owner a woman who had just been divorced. She is a financial planner and we started really hitting it off and talking about our work.

She said to me that her favorite neighbor across the street was a Realtor as we walked around. Then she said to me "heck I don't want her to know my business, that is why I called you". Then she said that she has someone do her finances, her 401k and IRA that she hired away from her own company.

As I left, contract in hand I got to thinking. I don't want to get too heavy here but if your Aunt Sally who you really loved was a doctor would you like to have her examine you in an intimate way to make sure you were healthy? Not me, I want someone I do not know all that well personally but professionally yes. Even if my aunt was top notch and it was common knowledge I think I would pass on a prostate exam.

Enough of that. Do not let your ego get hurt if you find out the friend of family member did not use you to buy or sell their home. It does not mean you are a bad Realtor. Do not hold any grudge inside about what that did and congratulate them when you hear, don't mention your feelings

Yes it does, but I got over it too.  Now, I would prefer not to work with my friends and family.  It's a tough market, let them get pissed off at someone else and feel bad about not using me!

Lenn- what's funny is I often read posts that say "Don't use someone as your agent just because they're your aunt/uncle/cousin etc. "   And, a few posts later.. I'll read one that talks about why their aunt/uncle/cousin didn't use them as their agent.   You can't win.

Kathy.  This, I believe, is a situational matter. 

Bottom line, we're often better off if they don't use our services.  Most want deep discounts.  Friends and relatives have no more understanding of real estate marketing than the general public.

Lenn, I prefer not to work with family and friends. Several years ago, just as the market was beginning to tank, I listed homes for two friends ... people who I had known for 40 and 17 years. Both listings were canceled due to the crashing market. I am no longer "friends" with either. The manner in which they treated me was abusive.  Had nothing to do with me ... it was the market. I worked my ass off for both of them. Neither were easy or fun to work with.

Kathleen.  I very much agree.  I was contacted by a couple to whom I sold a home 4 years ago. 

I'm not looking forward to showing them the comps for their 1971 home today.  Our market is flooded with homes less than 5 years old.

Lenn I understand  why someone would not want not want those who they know to not know the details of their life.  But even though I understand does not mean that it does not sting when they choose to use someone else.

I enjoy working with friends and family, and feel I am the one who can do the best job possible for them.

Fred.  Indeed.  Fact is, there are many reasons for relatives and friends using other agents.  When my granddaughter and her husband decided to buy, I suggested that she use someone closer.  They're 50 miles from me.

George.  I'm sure you could and would.  The relationship with agents is different.

Good morning Lenn. Here is the part that is tough, very often buyers and sellers have a friend or family that has a license, but probably shouldn't and would be much better served to hire a real profession to to serve them.

I've come across people who've had a relative in the business that they didn't want knowing their "business" lol.  It happens.  The only time I get upset (and it's usually with myself) is when I know I didn't do a better job of keeping top of mind that I do this for a living :).

I've had this happen to me once in almost 5 years, and I demonstrated true professionalism when I came face to face with it. Did I like it? No, of course not. However, I was very gracious and professional about it. Friends and family have free will in these situations. They make decisions based on their comfort level. I agree with you, it absolultely does not mean we are bad realtors. I am very confident in my ability to help any client buy and sell real estate. Great blog!

Dinah.  Every situation is different.  Most of the time folks will be in need of a listing agent and it's best that I refer that for them.

I don't let it bother me as either I didn't do a great job in my relationship building or they simply weren't comfortable with me in their business. I had the exact same thing happen: went on list appointment, the seller's neighbor was an agent and friend, but the seller simply didn't want to strain their relationship. After all, she could fire me a lot easier than she could fire her friend and neighbor. Luckily we had the house under contract in less than a week so it wasn't too awkward for my seller.

Often too, with the sizeable commissions involved, buyers or sellers fear losing a friend if they steer that pay check to an "outsider".
