Dealing with Agent Difficult

This past week, I called an agent that showed one of my listings as I always do for some feedback on their showing.  When calling, first the agent gave me a hard time and said they couldn't remember which property was our listing.  After 15 minutes of trying to refresh his memory, he finally remembered.  Then he began to ask me some questions, which I had already answered for him on 2 different occasions.

Then, I received an email from them.  Asking if our sellers have already been pre-qualified to purchase another home.  That raised a few red flags for me. 

  1. Why is he asking if my Sellers are pre-qualified to purchase another property.
  2. What does my sellers being pre-qualified have to do with his buyer purchasing their property.  My sellers being qualified for another purchase is in no way connected to him.
  3. Why does he care if they have a pre-qual letter to purchase something else.  That has absolutely nothing to do with the sale of the property they currently have listed.
  4. Lastly, I really don't feel that that information is something he is entitled to.  My sellers privacy would be violated by sharing that info, even though it really should make no difference as to whether or not his buyer liked the property, and is interested in writing an offer.

What do you all think?  Am I missing something here?

Jeremy. I think you are not missing anything. It sounds like the agent was way too busy to answer your questions. He might of had some other clients that he was interviewing and was trying to get you off of the phone. He was probably on floor duty and real bust. It can be very frustrating, I know. I think I would have waited a few hours and called back. If you still got the same jerk, find out who the Broker is and call him. Tell the Broker that he should train his agents and or have only one person answer the phone. Again, this is only my opinion. Thanks for the post, Royal..

Jeremy, I would say absolutely not to the other agent knowing about your sellers financial plans or position.  That is just, in my opinion, unethical as it changes the balance in negotiating positions.  I would guess that he is fishing to see if this a "must sell", if the seller already were to have financing in place they may not need to take the first "low ball" offer that comes in.  It could also be inferred that the sellers were desperate to sell to move into the new home, also affecting their negotiating position.  These concerns that immediately came to my mind are apart from the whole privacy issue!  I would be polite, but firm in saying that really has nothing to do with sale of their home.

Royal- Thanks for commenting, I agree.. if you are too busy to answer the phone, then don't answer it at all.  This agent did answer, and then just cut us off in the middle of the sentence.

Tony & Darcy- I agree, it is the privacy of my client, and not information he is entitled to. That was kinda what I was thinking though, he is trying to fish and find out what their plans are.
