Cecil County real estate market statistics and Harford County real estate market statistics

For my last aricle on this subject I am going to discuss the Cecil County real estate market and the Harford County real estate market reports. These reports are offered through my mls (multiple listing service). Here in Cecil County we use MRIS (Metropolitan Regional Information Systems, Inc.) for this service. The MRIS reports are published monthly, quarterly and they also do a year end report. Since I have already published January's Cecil County real estate market statistics , February's Cecil County real estate market statistics and February's Harford County real estate market statistics, I am going to go over the year end real estate market statistics.

This report is for all Cecil County homes and Harford County homes that were listed and sold in the mls. I like this report because it gives me an idea of what the Cecil County real estate market is doing. This report is not perfect though.

Definition of median sold price - The midpoint between the most expensive house and the least expensive house sold in an area during a specific time. ... If more higher priced homes sold in a time period or vice versa it will affect the median sold price. It indicates which price range is most active. Not all price ranges experience the same market activity at any given time. When the median sold price decreases or increases it does not mean your house increased or decreased by that percentage. It can be misleading.

The average sold price would be the figure you arrive at when you add up all of the home sales prices and then divide that number by the number of homes sold. The best way to determine your Cecil County homes market value is through a local real estate agent. They will be able to inform you about changes in the Cecil County real estate market affecting the value of your home. An agent can give you a cma (complimentary market analysis).
