Luxury vs lower-priced listings: Better to focus on 1 or the other?

This blog post is reaching out to you, the seasoned, real estate professionals.  I've only been a real estate professional for about 4 years now.  Fortunately, I feel I've been able to experience a wide variety of properties and clients.  My highest listing was $1.5 million and my lowest (is a current listing) at $220,000.  As of today, I have a waterfront property for $675,000 and the one I just mentioned for $220,000.  I must admit, I really enjoy the higher-end listings.  For me, in my market, they definitely don't move as quickly as the properties in the $200-400k range.  Yet, I find it more fun and interesting to work the "luxury" listings.

Many years ago, I was really into photography.  Dealing with properties that are full of beautiful amenities, gorgeous architecture and nice locations, gets me excited to prepare the marketing for the listing.  The more affordable listings, usually have the same ol' layouts, yards and details we see week after week.

The high-end listings definitely take more of a cash investment on my part in print material, videos, catered food, etc. but I believe the time and effort commitment is fairly similar to my other listings.  I'm at a stage in my career where I'm still very hungry for business and find myself taking on all types of buyers and listings.  At some point, I would like to pick a niche market and focus like a laser beam.

So, churn and burn the $200k deals or commit to $1 million+ market???  Do luxury clients frown upon agents that also service the first-time home buyer market?

What an interesting question! Hopefully the buyers for those luxury homes are move up buyers. I think you need a range of prices and different homes to attract more.

LOL.. in our area, the 200k-400k listings are luxury listings... our low end can be REALLY low.. like under 100k.... even under 50k.. I will work ANY price range. I believe all clients deserve a good Realtor! I have to say I love the high end when they come around, but in our area, they don't come that often and it can take a while to sell when they do.

Yes, LOL back at ya Sheila!  Every market's "luxury" figures is probably much different.  I was recently in Hawaii and drooling over an office that had a bunch of $3mil+ listings in their window.  One or 2 of those a year would be fine by me.

Your low end looks luxury to me!  I'm working with a much lower price range here in Buffalo, NY but a steady stream of buyers.  So that's good.  Not much input to give you because like you I haven't been in as long, I'm hear to read all the other input;)  But good luck and snag those million dollar listings!

Thanks for the comments Sarah.  Yes, I think I lean towards a steady stream in the lower range.  I prefer to stay busy vs. being more stagnant servicing fewer clients, even if they are all in the higher price points.
