Who knows values better, buyers or sellers?

Hmm...you say. Of course the listing agent knows values of homes better! They spent time working up a great looking CMA, and they have experience in these things. This is very true, however, the buyer that just left your listing may have already seen 20 other comparable homes in the area, and may have a better valuation perspective at the moment than the listing agent!

I spend about 6 hours per week viewing homes in and around the areas where I have listings and in farm areas, keeping up with what the inventory looks like and how it is valued. When I go to do a CMA, the comps I use are many times homes I have been inside of, and can compare their features to my new listing very closely.

Listing agents do know valuations well, so don't get me wrong. But if we think we know values better than the buyers coming through our listings, then we better prove it by getting out and seeing the competition!

Good question Peter, I have seen all types of degrees of education on price. It is all about being realistic and knowing the current situation in the area.

Great post, that's a great way to stay on top of the market. It also gives you better information to provide to your seller during the listing.

Very good question.  Yes, buyers will know because they've gone into comparable homes. I've never thought to ask the question, "how does this home compare to others you've seen?" during open houses.  I also have to get back to visiting as many houses as I used to. Thanks for the reminder.

Our office demands that we tour all MLS tour homes and not just ours.

Understanding the market involves more than reading the MLS. First hand tour of properties provides a great education.

Buyers and Buyers Agents should have that first hand viewing information.
