In a normal Real Estate market I use to pay for the "Home Inspection"

Several years ago when the Real Estate market was normal, I use to pay for most of my client's "Home Inspections". This was a time when my clients had more of a chance of getting into a home that they were making an offer on.

VB would only pay for only (one) "Home Inspection" and he would let his clients know this.

VB would also ask his client's many times, do you really like this home? Can you see yourselves living in this home? Is this home worth doing a "Home Inspection" on?

In the last 4-5 years in Las Vegas Nevada when buyers were making offers on homes, on average 40 other buyer's (Investors) were also making offers on the same homes. Between this and the banks making promises to buyers that their bank could finance them, and then at the last minute that they couldn't. This was when Vegas Bob quit paying for "Home Inspections".

The main reason VB quit offering "Home Inspections" to his client's was because if his client's liked a home that they would make an offer on, his client's would either lose because they were out bid or couldn't get financed from the bank.

Vegas Bob see's the market turning back around with less investors, and less "Bidding Wars" on homes across the Las Vegas Valley. So VB is looking forward to once again hooking up his client's that want to purchase homes with a home inspection.

What Is A Home Inspection?

An inspection is essentially a “visual snapshot” of a home’s condition as it exists at the time of the inspection, and that condition is described in a comprehensive written report.An inspection consists of a non-invasive physical examination of a home's systems, structures and components intended to identify material defects that exist at the time of the inspection. The heating and cooling equipment is activated along with operating plumbing fixtures, testing accessible electrical outlets and fixtures, and operating a representative sampling of doors and windows. A visual inspection of the roof, crawl spaces, walls and drainage adjacent to the home are included.

So Why Should I Get A Home Inspection?

As a seller, if you have owned your property for a period of time, an inspection can help identify potential problems and recommend preventive measures, which might avoid future expensive repairs. There is no such thing as a home that is too new or too well built to benefit from a professional inspection. Many of the problems frequently encountered after a new owner moves in, are a routine discovery for a qualified home inspector. As a buyer, the purchase of a home or commercial building is one of the largest single investments you will ever make. You should know as much as possible--- both indoors and out -- in terms of current and future repairs and maintenance. After the property inspection, you should have a much clearer understanding of the property you are about to purchase, and be able to make your decision confidently.

 Hello Andrew and that's a good one! Between 2004 -2006 Las Vegas was in what we would call a "Normal" market! By the end of 2006 the RE market took a shit!
