In Part 1 of this post, I established that warm weather has a positive effect on the real estate market in metro Atlanta. In order to take advantage of this increased interest in your house you have to prepare by the time the warm weather has arrived. Start by preparing the outside of your property. Now that you have buyers and their agents wanting to come inside your home, it’s time to win the buyer and the agent over.
Upon entering your home, it should be light, bright and inviting. In general your entire home should be clean, neat, clutter free and smell good. There should be no apparent damage or deferred maintenance. If you have a pet or pets they should be put away even if they are friendly. Some prospects don’t want to deal with pets period. If your pet is aggressive it should definitely be secure and somewhere else if possible. I have seen pets sour a viewing. Remember you have one time to make the first impression.
Make sure there is as much light as possible in each room (artificial or natural, preferably both). There should be a clear walk way in each room and the ability to open and close the door(s) and closet(s). Remove personal effects such as family photos from the tops of furniture and from the walls. Make sure anything a buyer may touch in a normal viewing is in good repair. No loose or broken door knobs, light switches or venetian blind pulls please and thank you.
Make sure you sure you extend your efforts to the storage areas, garage, patio and/or deck. A fresh coat of neutral paint and cleaning the carpets are always welcome. If you have a pest problem, please address it. This is your opportunity to get the buyer want to buy your home not just place an offer. If you want to sell your house and not just show it invest in getting it prepared properly.
