Do you have a Recreational or Rec room in your MoCo home? If you do and you are ready to sell, don’t neglect what can be a gem for setting the stage for your home. Potential buyers will look for the functionality of a room when viewing homes.  With a Rec room, you can showcase several possibilities within one room, if you plan ahead and set the stage.

No matter where your Rec room is in your home, it can often be a storage room.  If this is the case for you, before you can stage it, you need to remove the stored items and open the room’s floor plan. By opening the space, potential buyers will be better able to visualize their own use for the room. This is what you want to attain when staging your home to sell.  Be sure to give your Rec room a good detail cleaning as well.  Rent a carpet cleaner, or wax and polish your wood floor.  A fresh coat of neutral paint is an easy way to freshen up a room for little out of pocket cost.

Often a Rec room is multifunctional, becoming a home theater, game room or office. Whatever purpose your room serves for you, creating smaller, but open areas that delineate a specific use can help showcase the possibilities.  Set up your furniture to create a home theater separate from the rest of the room. Use a bookshelf or built in cabinet to house your media and consoles. Be sure to not overload the shelves though.  Add in some large pillows to create a cozy feel. 

If you have a large game table, be it a pool table, foosball or poker table, you can keep this set up if you keep other furniture at a minimum in the area.  Remove excess pieces to keep an open floor plan.  If you have a shelving unit to house board games or books, just like with your video game and movie collection, keep these shelves lightly stocked.  Now would be a great time to prepack much of your media and games as you can.

If your home office is in your Rec room, store as much as you can, and keep your working desk neat and clean at all times.  This will save you the stress of quickly cleaning up before a showing, and potentially misplacing important work.  Remove all personal knick knacks from the area...  Do you have a theme sporting in your Rec Room? While staging your home, you should pack your collection and limit your theme to a few quality pieces.  Keeping an autographed baseball or framed movie poster will add an air of inspiration to the room without overwhelming potential buyers.
