Arcadia CA - Fashion Park Villas Townhomes for Sale and Update 02.27.14
This is a market update of the Fashion Villas townhome complex located in Arcadia CA. All information is from our multiple listing service(mls) as of February 27, 2014.
Fashion Park Villas is a 90 unit townhome complex on Huntington Drive directly across from Westfield Santa Anita shopping center and historic Santa Anita Park. The split and multi-level floor plans feature attached garages, master suites, fireplaces and dramatic vaulted ceilings. Each unit has a private enclosed private patio. The homes have two or three bedrooms and up to two-and-one-half baths.
The complex which was built in 1974 has expansive, mature, landscaped grounds with a pool and lounge area.
In addition to the shopping mall and racetrack, the convenient location of Fashion Park Villas is convenient to the Foothill(210) Freeway and the Los Angeles County Arboretum and Botanic Gardens. It is a part of the Arcadia Unified School District which was ranked as a top ten school district statewide in 2013. A proposed Gold Line light rail station on First Avenue is scheduled to open in 2015.
There is one Fashion Park Villa townhome on the market for sale. It is a two bedroom, two bath home with approximately 1040 square feet priced at $468,800. Additionally, there is one 
unit in escrow and in 2013, there were two transactions. One was a two bedroom unit with approximately 1382 which sold for its list price of $440,000 in March and a three bedroom unit which closed for $518,000(list price $516,800) in December.
In 2012, there were ten sales which ranged in closed price from $320,000 to $455,000 with an average sales price of $396,850(median sales price $399,000). The average price per square foot for the period was $321.75. The decline in unit sales is definitely a result of fewer properties on the market for sale and not due to the lack of desirability of the complex.
