I'm in Spring Hill, Florida which is about 45 minutes north of Tampa. I am with a Remax company and we are so busy. We just hired an assistant and a buyer's specialist. We could not keep up with the business. We have contracts pending (2 closing Monday). We are possibly writing another 2 contracts on Monday. We have agents in our office with 5 or 6 pending contracts and some with even more. Now that some people have figured out they are not going to walk away with $100,000 clear, they are reducing their prices to more reasonable levels. We have been in the business for two years and when things started slowing down (which was pretty much when we started), we started taking classes and we stepped up our advertising. We are looking at the international market coming into Florida. Our weather is great. There are lots of things to do. Something for everyone in Florida. Business is great.

Sounds like the Tampa market is breaking through the 'bad' market and coming out on top. I've used my free time over the past couple years to take classes...last year I finished up my CRS classes, this year I've been centering on learning all there is to know about short sales and foreclosures...many classes on this out there.

Wow Bonnie, that must be the only active market in this state! Now that the PMI insurers are no longer writing PMI insurance in most of this state, that will effectively kill any possibility of an uptick anytime soon, statewide.

Terry: Up to this point, we have not had a problem. Now with this issue, who knows! But we are enjoying the business while it lasts. Our office is busy and writing contracts and they are closing. I don't know what's going on but we are seeing things get better.

It was doing very well when I originally posted this but in June it seems things have come to a halt. Things are still selling but much slower. In fact, there was an article on the front page of the St. Pete Times yesterday talking about the economy in Hernando County. It isn't good. There are no good jobs here and with the price of gas, driving to Tampa 40 minutes away doesn't make sense to make $12/hr. It has really hurt our housing market. Kohl's was building a store here and the shell is in place but I was told they have put it on hold. It is getting scary.
