Agents, Agents...What Are You THINKING?

 

Sorry if this seems a bit harsh but, folks, this is REALITY...

 

Charlotte Agents - What are you thinking?You have a HOT Charlotte home buyer who is clamoring to find themselves their next dream home.  They’ve stayed in contact with you; they’ve given you every indication that their home purchase is imminent.  The perfect buyer, right?

 

Sadly, these hot buyers have found themselves left to find their own home to purchase.  They are either told to, or have been forced to contact listing agents to show them properties.  These buyers don’t truly understand that the listing agents are ultimately (and contractually) bound to the Sellers.  

 

Anything YOUR hot Charlotte home buyer says, can and will be used against him/her in any future negotiations with any particular seller.  Agents, remember that whomever shows them the home (whether it be the listing agent or someone covering for them - even someone from a different brokerage) is WORKING FOR THE SELLER (seller subagency). 

 

Therefore, you, as their agent, have set them up for failure during the negotiation process.

 

As well, ANYONE WHO SHOWS YOUR BUYER THE HOME IS THE PROCURING CAUSE - NOT you, their agent.  So, thinking that you’ll just take the weekend off and allow other agents to take your HOT Charlotte home buyers to tour homes, then YOU will be writing the Offer...is NOT going to happen!

 

Therefore, you, as a business owner, have lost not only a current sale but, a future valued client and many potential referrals from your client that you left to fend for themselves.

 

Agents, agents...What ARE you Thinking?

 

AGENTS:  If you have hot Charlotte home buyers and you plan to be out of town for the weekend, please be certain that you have another agent in your brokerage to cover for you.  If not, someone outside of your brokerage will be happy to do so for a referral fee.  You NEED to care for your clients; after all, this IS your business.

 

BUYERS:  If your agent is not available to you when you need them, it is their responsibility to be certain that you have someone to represent you.  If they do not, I would strongly advise that you hire another agent.  This is typically a home buyers largest investment and do you want to trust this large financial investment to someone who does not work for you?  By not working ‘your’ hours or finding coverage for you, that is ultimately abandonment on the part of 'your' agent.

 

I have dear friends who are on a 1-year home search - but, still want to tour homes on occasion.  I'm not always available to show them but, you're darn skippy that even though they're not buying for a few more months, I would NEVER throw them to the wolves; I always have an agent that I work with show them if the need arises.  That's what our job entails...and the good agents do just that!

 

We have experienced two such HOT buyers just this week who have been left to fend for themselves because their agents ‘don’t work weekends.’  (I know--I'm scratching my head too!)  One terminated their agreement with their agent and phoned us asking our availability.  OF COURSE we work weekends!  And, guess what?  We had our HOT new Charlotte home buyer under Contract on their dream home within a couple of days!  

 

After all, we ARE in the REAL ESTATE business!

In real estate, you don't always get what you pay for, but you do often get what you deserve!  Its way too big a price tag for buyers and sellers to be casual about choosing professional representation!

Chris, isn't that the truth?!

Jared, you nailed it on the head - and we do the same thing in our company.  It makes no sense at all to leave these buyers to get through this alone; this is a HUGE investment and buyers deserve the best possile service available to them.

WWWT - You're right and we did!  ;-)

Gabe - it's so sad for these buyers too - {{still scratching head}}!

Than - Me either and those are the ones with the lowest list-to-sales price ratio because they can't negotiate for their clients - they haven't even SEEN the place AND the buyers have given up their negotiating strength. 

Andrew - These were my listings and what I'm saying to agents who let their buyers come see me alone is that they are doing their buyers SUCH an injustice - friend, lead, client, whomever!

Stefan - That's so true!

Jeanne - Oh SO TRUE!  There is NOTHING casual about buying a home - this is such a huge investment, relative to the buyers financial status, of course. We DO owe them the world class service that they so deserve!

Thanks, Missy!  One of these was high-end too - go figure!  I don't understand why these agents are even in the business - but, great for Larry & Matthew!  Those who put forth the effort, bask in the rewards!

We just had a meeting regarding this practice on Friday. We do a lot of Open Houses and the agents send their buyers alone and then if they like it they get involved. We have decided to offer no compensation to agents that do not show the property to their clients.  What has happened to our business is really crazy and I personally place the blame on the brokers.

This seems to be common practice in many markets. I will let a potential buyer in if they are already working withan agent, but usually their agent has already called me to tell me they are going to a funeral or wedding etc, and explained the situation, and their clients are only in town for the wekend. I don't fish for info, I just tell the buyers to tell their agent what they thought. Usually, their agent will show the property to them at a later date if they plan to write an offer. But I have run into several agents that htink what you describe is an acceptable way of doing business.

Oh my. I would drop an agent who is not available to a buyer at their covenience (within reason) like a hot brick. This is the nature of our business and if you set ridiculous limits you don'r blong in it.  Not working weekends is beyound ridiculous.

An agent that tells their buyers they don't work weekends...is not an agent at all. 

Idiot, take Monday or Wednesday or Friday off, but get your lazy a-- off the couch and take your buyers out to look at property. The NERVE of you to expect any kind of commission for this kind of behavior.

I LOVE this post! We see this practice far too often around here. Even as I try to explain to the buyers that show up at our listings WITHOUT their agents that they are essentially unrepresented, I can see the skepticism in their eyes. After all, it's almost hard to believe seller subagency still exists, but it DOES!

I would NEVER let my clients fend for themselves. It's my job from start to finish, and we at The Maxwell House Group truly do work 8 days a week! (cue music...)

"Working weekends" is essential in the real estate business!  Sure, it's not always convenient, but we need to be available when our buyers are available - and almost always, it's outside of "normal" business hours.

Debe, there should always be exceptions to the rule.  Working weekends for established customers should not be an issue.  However, if someone calls short notice and especially someone whom I haven't met yet, it may not always be possible.

Debe, I don't know how many times I tell buyers to work with a buyer's agent but sometimes they just think they are so smart that they don't need one. But the thought of an agent encouraging their buyers to contact the listing agent is just plain stupid. I'm with you. What are these agents thinking?

Rich & Beth - It is unbelievable!  And, good for you for being on top of this crazy phenomenon!

Jeff - I have GLADLY done that before too - and you're right - it's the other agent's client and we're doing them a favor - because they ASKED!  Not a problem at all then!  These agents don't care enough even to make calls for their friends or clients - it's just so shocking to me!

Jane - I know, right?!  I completely agree with you!

Susan - AGREED!  I don't understand either!

Thom - That's exactly what I thought - get out of the business if you're going to send your friends and/or clients to look at luxury properties ON THEIR OWN!  Get a 9-5 in Corporate America!  (Can you tell, I'm still riled up over this?  I'm in shock that this happens in our business.  It makes us all look bad.)

Jen - Oh, how I would LOVE 8 days in a week!  LOL  And, that's why we ARE a team - our customer service philosophy is exactly as it should be - FOCUSED on the customer and NOT us...from start to finish.  And, finding a home IS a HUGE part of the process for ALL buyers.

Penny - There are enough other days that we can take time off or even block time - mostly during the week though!  I have planned pool parties at my home before and missed the first few hours of them because I had a client who needed me.  That's the way this business works!

Silvia - That's SO true!  We have almost a one-week lag-time - so, if they phone and want to see something immediately, we do have to have someone else cover (for the most part).  But, we make SURE they are covered and not left to arrange their own showings!

Jeff - The two biggest days of the week in this business!!

Tammie - Oh, we get tons of those as well - but, the ones I'm referring to here are encouraging their buyers to find their next home and then they'll write the Offer.  Why on EARTH should they think they would get PAID?!!

Debe, It always astounds me when the buyers are making the calls about the houses and then say they have an agent. Why are they making the calls if they have an agent working for them? Oh right, they don't....I forgot, it's just on paper.

I had buyers last year that called me to show them some listings. They had stopped in an office and the agent gave them the listings to drive by and see them. They called me and we wrote a contract the next day.  I work, work work for my clients.
