Is there anything that angers you so much you HATE it? After spending 33 hours flying through 5 airports and being on 6 planes i can sure say i am close to hating flying. I did however get to meet lots of people and have lots of conversations about Home buying and Selling from people across the country. One Couple was talking about how much they HATED the process of Selling Their home. I popped right up because this is my specialty. I am one of the leading listing agents in the MANCHESTER NH. area, and I LOVE to list and Sell homes.

 

Pretty soon I had a round table of people around me in an airport table discussing Real Estate and sharing stories. I would like to share those with you this week.

 

The one that stood out was the lady who kept saying she HATED the process of Selling her home. She said she checked the paper and chose the name she saw the most in the paper. She Listed her home at the price they gave her. She said buyers show up without notice to see the home. That she can not get her questions answered. That when someone showed her a MLS sheet of her home it was filled with mistakes and she just can not take it anymore.

 

I told her she did not have to "take it" That all agents are not the same and she simply needs to find a better agent. Her mistake may have been to not interview other agents. She admitted not even interviewing the agent she hired. All agents are not created equal but is starts with the seller hiring a "GOOD" :Listing Agent, one who is WELL experienced in your area and type of Home. One that will guide you through each step of the Buying or Selling process. To the consumers who were successful, they found the secret which I would like to share with you. To those who learned the hard way, they did not have to....

 

 

THE TOP TIPS TO FIND A "GREAT" REAL ESTATE AGENT

 

 1. LEARN THIS ONE FACT: One should know that All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest Agent or Company. It is important to Hire the BEST Agent. In NH that could be me.   

2. CHOOSE THE RIGHT AGENT: As a Buyer OR Seller in this market you need every advantage you can to get your home sold. It starts with choosing the right agent. a. Ask for a Full time agent whose sole job is to sell homes. b. Ask for a Full service agent who will guide you through each step of the selling process. Discount brokers often equal discount services. c. Ask for a Local agent who knows your neighborhood and is readily available when you need them is a must. Out of town agents can leave you high and dry in your time of need. d. Ask for a well experienced Listing Agent can give you the advantages you need when selling your home. Not all agents are created equal. Choose only the best.  

 3. HOME BUYERS SHOULD START BY:  Getting a FREE PRE-QUALIFICATION with a local and trusted lender. They will look at your credit and financial picture and let you know what type of mortgage you may qualify for and what your interest rate and monthly payment may be.   

4. HOME SELLERS SHOULD START BYGetting a FREE MARKET ANALYSIS. Learn what your property is worth in today's market along with how ling it may take to sell. Good morning, Scott.... let me remind you that The Kuney Todaro Team is in the newspaper more than any other team in the area.... I guess that means we are not very good at what we do, and potential sellers should seek a small, local office with no franchise affiliation!!!  Is that what you're telling everyone here???? how about interviewing agents from small and large offices and selecting the one who has the best track record, and the one with the personality that will mesh with the seller....how about that????

Barbara that is what it is all about. That couple did not interview anyone, not even teh agent they chose. The lesson is not the one you see in the paper the most is bad, it is as a consumer, you have to choose the best and invest time in doing so.

Scott - It is really important for buyers and sellers to do their homework.  Some of them don't know what they don't know.  That is where good professionals can really educate.  I know people like many on AR who have earned trust by education of potential clients than "choose me."

Great point that the best may not be the one that you see there picture in the Newspaper.  Frankly we all know that news print is not the best spot to advertise anymore.  That should be the first red flag of many.

Hate is a terrible word to use anywhere - because it's a terrible feeling to have in your heart. Sometimes, of course, it has to be.

It sounds like you had a good time with that group of people. I hope the lady takes your advice and learns to select an agent that won't make her hate her next real estate transaction!
