The lenders and companies that hire real estate brokers to do BPOs, or Broker Price Opinions, have very specific requirements. Don't assume from the name that a "Drive By" BPO will involve only a couple of photos from the car and a short form with information about what you saw.

The forms used by lenders and loss mitigation companies vary greatly in how they are laid out and the information they require for a Drive By BPO. However, examination of even the shortest of forms with the least required information reveals a minimum of the following form fields and requirements:

 

  • Location
  • Neighborhood
  • Conformity to neighborhood and zoning.
  • Home type, style,  age.
  • Outside condition of exterior features.
  • Occupancy.
  • Garage or Parking.
  • The Lot size.
  • Estimated MLS/Tax record square feet.
  • Estimated MLS/Tax record room count.
  • Comments about the condition of the home
  • 3 recent sold comparables with info.
  • 3 currently listed comparable properties.
  • 3 photos.

    Question regarding BPO4AGent.com & StepbyStepBPO.com: Once you purchase the BPO guide, what is the next step? Do they supply you w/ leads or do you have to go after the business yourself?

    I've completed many ERC market analysis forms for corporations and I actually enjoy doing them.

    I would like to increase my income!

    Sign up with all the companies you can. It might take time to get going with most of them.

    With Bpo Companies like land america and emortgage logic. You can search for work your self. But most  bpo companies will email you, also giving some of these companies a call and asking them about their process with get you going. Good luck with your drive by bpos.

    This is true Alex, not just anyone should be completing bpos. You need to know the basics and it helps to the know the area.

    Not only do I run my own staging & home managing business, but I also work as a real estate assistant for a group that specializes in short sales. Lately we have been running into an issue with BPOs being done/handled not by an agent, but by their assistant. Is this ethical? Can this be brought to the attention of the Dept of Commerce, RMLS, MAAR, etc??? When so much is dependent on a thorough value of a home & it's neighborhood, how can this be left up to an unlicensed assistant who is not properly qualified to come up with a value???

    Anyone have any answers to this??
