The Home Buyer Asked Seller To Fix EVERY Item On The Inspection Report - Are you kidding me?

Dear Buyers Agent: 

It looks like you sent me the summary pages for the entire inspection report.   I take it that your buyer is asking for the ENTIRE Inspection Report to be fixed?

Let me look at it closer, but some "scripts" you can use are: 

1)   What would you be willing to do if you were the seller?   If you got a list like this, would you bow, smile and be happy to fix every item on it, or would it tick you off and you would think the buyer was being too ridiculous?

2)  Also, "Let's take a look at the items individually... Are they not to code or are they a hazard?"   If they are code violations or they are hazardous, then we should certainly ask for repair or replacement; however, if it is wear, tear and cosmetics, we simply should not ask, because we won't get it and then you and I would have wasted a lot of time and money on this home. 

3)  "EVERY home needs repairs - we just need to determine what we can live with and what we cannot live with.   If you don't want the house, then there are plenty of items that will allow us to cancel the contract; however, if you do want the house, which I'm assuming you do.... let's figure out a way to make this a win-win so that all parties can work together for a smooth close."

4)   "Let's break this down and try and simplify it for the sellers so they don't tell us to take a hike right off the bat.   Let's make a list of items for the plumber, and a list for the electrician, a list for the roofer and throw in the Mold remediation because that is a serious issue.   The other items you probably can fix on your own with a few items from Home Depot.    That way the seller only has to call 4 people and not 24 people to come fix the majority of this list."  

5)   If those don't work, then say, "Look, don't be stupid."   :)

 

Also, here are some definitions for what items should be considered safety hazards, items of major concern, minor concern or maintenance items.  Learn to help your clients distinguish between them and your transaction will go much smoother.

Good suggestion with grouping the repairs so they don't seem overwhelming.  I have had buyers ask for everything, most times I find they will accept less then all repaired.

Shanna, ha, I like number 5, and would have a hard time not jumping right to that response. However, you do offer some great advice when the buyer is asking for too much based on the home inspection.

Great article....here in Atlanta we are in a booming sellers market...When I get asked about repairs IF they are reasonable I have no problem working with them and the seller but if not, I basically tell them to walk away. (with my seller's permission of course)

When I sold one of my properties I was handed a list that was 2 pages...I basically told the buyers agent where to go and how to get there...they came back a week later BUT I had the home under agreement with another buyer and just laughed...vegence is sweet!
