With prices going up, why should I sell low?

Have you ever noticed that in our real estate business: 

"When it rains it pours"

Not ONE call comes in, but three or four. Clients pop up in "bunches", a "clutch" or similar description for a "like" group.

REMEMBER: THIS IS THE SPRING MARKET. 

The nice thing is that "more is better" as a real estate professional. You feel the excitement as the market heats up and you spread the word.

And your excitement is catching.

You start to call your clients with the good news that there have been several contacts regarding a slow moving listing. Everyone gets revved up. Buyers are perking up, catching the static in the air, and are getting more serious about making an offer, not wanting to miss out on a good buy.

Because one thing is for sure.

Once the market heats up, so will prices. Sellers might rethink their sales prices when accepting an offer. After all,

with prices going up, why should they sell low?

Hella you never now what is going to happen or not happen. Our world is a rapidly changing place and there is so much unknown.

The lack of Inventory will create even more of a sellers market that I know for sure.

Yes, I have seen that phenomenan. Unexplainable. They tend to come in 3's, too. Before breakfast this morning I have 3 CMAs to do. You wanna say hey give me a break, but then you don't because it's so MUCH FUN!!!

Noah: It's the lack of the RIGHT inventory too. There's always that listing that hasn't sold and there's a good reason. 

Elizabeth: This is the first time in several years that I really feel the spring market! And, yes, bring it on.

I keep hearing my sellers say, why should I sell so low? That is what the comps are saying but if they wait a bit that too could change.

Gita: It most certainly is, and I'm happy about it, especially since it's early this year. The weather must have something to do with it!

Debbie: I always hate to advise a seller to wait for a price change upwards, because we don't have a crystal ball that this will happen. Plus other factors can come into the mix like new construction being started in the area. That's never good for older neighborhoods.

It does seem like it's feast or famine in this business at times.  I like your comment above in response to Debbie's above.  We can't know what is around the bend.  What if Fannie Mae institutes the pricing adjustments and rates go up?  What if - God forbid - there is a terrorist attack or a cyber attack?  Hedging one's bets with the uncertainly of the future is nothing short of gambling.

Hella  One reason for a seller to sell NOW...if they intend to repurchase the 'other' price is probably going up too!  The ability to buy low and sell high is a crap-shoot.  Great blog

Eric: And it's not our job to sway them one way or the other. We should just give them the best information we can for THEM to make the decision.

John: So true, if they plan to purchase something else that is still low--which in all likelyhood they do. You can't have it both ways, usually.
