#1  AUCTION: You set the date that it will sell.                                LISTING: may not sell at all

#2 Auction:   potential buyers must bid against each other and the price goes up.  with a listing potential buyers offer less     

#3   Buyers must put ten %  down non refundable day of sale.   With listing contracts are usualli contingent on financing AND EARNEST MONEY REFUNDABLE.

#4   Closing day is set by auctioneer and seller knows when he will receive his money.  

#5    Bidders are usally preapproved.

#6    You know exactly the advertisement cost up front. With a listing it could last on and on.

#7    You know the exact marketing time.              With a listing you never know. 

#8   You have many bidders all at the same time.  You can then contact the unlucky bidders and sell them    something else.  If they were bidding, They are in the market to buy.

At auctions  your company also get a list of registered buyers that are looking for the type of property you are selling. You can then  help them find similar property.
