Water will flow uphill. Common sense missing.

As inspectors inspect homes. We find issues that are not quite right. In many cases we are dumbfounded by what we find to the point we want to stare at the issue in disbelief.

This was the case at a home inspection last month in Roswell New Mexico.

When it comes down to electrical and plumbing issues. No buyer or even seller wants you to find anything of significant size. I was being shadowed by the buyer during the home inspection. That was O.K. by me. I could tell them more about my services and try to get some referral business my way.

We get to the kitchen and I take a look at the sinks plumbing. Then I take another look. Then I take a very long look. Flash, flash goes the camera as I try to get the best angle an view to install in the report.

Take a look at this I told the buyer.The buyer kneels down to one knee and looks into the abyss of plumbing under the sink."O.K. what am I looking at other than the sinks plumbing".

See the "P trap"? "Now look at the drain drop".

"See what I see"?

The drain drop was installed way too high.

Drain drop too high.

This drain drop was for inches above the top of the exit of the "P trap". This means water will run uphill is enough water is ran into the drain and it has no where to go but uphill. The P trap and line in this situation will remain full of water all the time.

My guess is that when the kitchen was remodeled they did not lower the drain drop to fit the needs of the new kitchen sink.

Plus I was not a fan of the way they did the hack job on cutting out for the plumbing. They destroyed the shelf.

Shelve cut out poorly.When inspecting homes or even when remodeling a home. Make sure the work that was completed was correct. If not there are cases when water will run uphill.

That plastic accordion "drain" line is trash.  That must be a continual mess in there with bacteria and smell.

Oh yes the flex pipe. This is one of the first things that is recommended when talking to the "Plumbing expert" at the local hardware store. Sad.

Hi Clint, Sadly this looks homemade and that will usually led to problems. If I were the Buyer I would want more than a fix of the plumbing, I would want a new interior to the cabinet since it will likely need to be torn out and replaced.

The rear side of the cabinet will need to be removed to access the drain drop. There is a lot of work to get done. The home owner should be prepared to spend a few bucks to get this done the correct way.
