This is a personal testimony, take it for what it's worth.  As real estate professionals, we want to make sure our clients are taken care of.  I was a home buyer ( a couple of times, first time in the USA in 06, part of swaying me to real estate), anyway, in Oct 06 our home warranty policy was due for renewing.  I asked my wife, does she feel we need to renew this (got an adage for you later on this), she said no, and I agreed.  Well guess what.... our a/c unit's compressor died the other day...... and $3,460 bucks later we got a new one.... OUCH!!.  Now i'm a retired military veteran, and my wife is a veteran hairdresser, however, this HURT!!!!.   Please advise your clients, and yourselves, that $400 isn't really that bad.

 You can best believe i will invest in the future!!!

I just wanted to pass it on to "us".  Make sure we practice what we preach!!  You know how it is, I came from the "human resources arena" and I know we have standard scripts.  If we listen to what we are actually saying, we may learn/relearn something.

Yes... Home warranty's are a good thing, and also something we can do to stand out in the tougher market - offer a home warranty on a listing at the sellers cost!
