Inventory of homes for sale in Timber Pines increased since last month for the first time in several months. - Average and median list prices continue to increase.
- Average days on market for homes sold in Timber Pines in February was 69 days while average days on market for homes that are still in inventory is presently at 73 days.
- Closed home sales in Timber Pines increased in February by two units compared to January 2014 home sales in Timber Pines.
- Currently, 29 homes and villas are under contract in the Timber Pines community, a slow down compared to last month by 4 units.
Strong recent sales activity have encouraged Timber Pines home sellers to list their Timber Pines homes for sale at higher prices.
Across the board, average list prices increased by 2.4% since the last month and median list prices went up by 4%.
However, while sales activity in Timber Pines is still good, higher list prices seem to cause not only somewhat longer marketing time but also a drop in homes going under contract.
Sales Prices in Timber Pines, Spring Hill, Florida for February 2014
After experiencing a sales slump in January, February homes sales in Timber Pines showed a slight uptick in salesover those from January with two more homes sold.
Overall average and median sales prices increased.
Median sales price increased by a nice 8% but the average price range remained stable with just a $176 increase from last month, not even 0.2%.
February saw a reversal in sales for single family home and villas as more villas were sold than single family homes.
Cash remains king for home sales in Timber Pines. Only two of the sales were financed with conventional loans, all others were cash purchases.
The average sold price to list price ratio was 94% indicating that buyers are looking to negotiate on price.
