No electrical upgrade. There is no way. Seller standing firm.

I was warned by the Realtor about this home.

"The seller says they are not going to do any electrical upgrades no matter what you find. They feel the home is listed at such a low asking price they shouldn't have to upgrade anything".

This electrical supply to the home is old. And I mean really old. About 60 plus years old.

A 40 amp service to the home. That's all it has.Main meter loop.This is a fused throw panel. Not as bad as some I have seen but clearly very outdated.

And when I got a good look inside the panel, There was enough dirt to start my own farm. The rust was getting the best of the panel box.

There has never been any upgrades done to this home since it was originally built a long time ago. The home breakers is an FPE panel. Not good.

My recommendation to the buyer is to upgrade the electrical as soon as possible.

Do not add any new electrical to the existing system. This may overload the system causing more issues.

I never said the home owner was responsible for any thing at all. Read the post.  suggested to the buyer they upgrade the electrical if they buy the home. Simple as that.

I don't think I've ever seen a panel that was that dirty.  It would have been worth it to the seller to upgrade the electrical.  It would have yielded a good ROI.

Clint, I have not seen an 40 amp service here. Some older heat pumps took that.

The smallest service I have found was a 30 amp service with lines like a romex.

Terrible. With a number of added fuse panels for upgrades over the years. Not a good situation for anyone.

You can't ask a seller that has been using their home to improve it for your purchase.

Depending on the price the seller may be accurate but for the buyer you still NEED TO KNOW what you are getting into to make a good decision

Nice post btw. We have found lots of homes in the Oakland area that have 30A service penny fuses to the house. The nice thing about that when the seller isn't cooperative is that renovation loans are perfect for addressing these kinds of issues.

This is so true. The home is what it is. Even if it is 60+ years old. Wanting is different than what it is. The seller is not going to upgrade the system. The buyer will probably end up doing this in the long term.

If you can believe it....the home is exactly the same as when it was built. No additions at all which is odd. There is usually at least one.
