This weeks Market Report for San Clemente and surrounding areas home values from a San Clemente Realtor Mark Paulson shows that Orange County Median Prices for the resale homes were up 16.2 percent, for new homes up 13.3 percent and for resale condos up 19.4 percent. The sales volume is down for resale homes 18.5 percent and down 17.5 percent on condos and up 78.2 percent for new homes.
- Mission Viejo Zip Code 92691 sales prices are up 14.5 percent and the sales volume is down 16.4 percent.
- Mission Viejo Zip Code 92692 sales prices are up 8.8 percent and the sales volume is up 10.2 percent.
- Aliso Viejo sales prices are up 5.1 percent and the sales volume is down 17.5 percent.
- Laguna Niguel sales prices are up 29.5 percent and the sales volume is down 19.8 percent.
- Rancho Santa Margarita sales prices are up 30.8 percent and the sales volume down 0.0 percent.
- San Clemente Zip Code 92672 sales prices are up 5.7 percent and the sales volume is up 29.4 percent.
- San Clemente Zip Code 92673 sales prices are up 13.7 percent and the sales volume is up 5.6 percent.
If we look at the changes for the county as a whole we see very little difference. However, if we look at the individual cities I show there are some big changes but they are in all directions. One change you cannot see above is the change in San Juan Capistrano they show an increase of 80.7 percent in the last 4 weeks. It shows a median value of $882,000. That was not done with a few homes there we 53 homes sold and increase of 76.7 percent.
