Thanks.   It is indeed a great price for that home.  We managed to get it at a time when the builder was in a negotiation mode. 

The price with upgrades actually came to about $835,000.  We did some tough negotiation and he got a great house.

I have a new respect for this builder.  The house is in spectacular condition.

Lenn,  Great job on the negotiations!  That's quite a difference in price; it IS nice to finally be able to negotiate with the builders again, huh?!  There were days that you couldn't even consider offering less than list price on new construction.  I guess there's a silver lining in everything, huh?!

Debe.  That time is about OVER here.  Builders have lowered their base prices as low as they can go and they are offering as much incentive as they can.  The time was just right for this buyer. 

Builders paid a lot of money for these lots and they are selling at about $160 a square foot.  There's no motivation for builders to go any lower around here.  Over the last year, they have reduced to the bottom.  Buyers who think they can still negotiation dramatically lower prices today are going to be disappointed.

I lost one because the buyer offered 75% of the $1,200,000 house.  Builder countered back to 85% and he should have taken it.  No sale.  I can't blame the builder when a buyer believes that the builder is going to subsidize their home ownership. 

New homes are still the best buy around here.
